If only there was a way to give zero stars. Let's start with the application process shall we. At the the top of the rental application for Aspen Properties is a bold note saying that it takes 2-3 business days to process an application. It took over 3 months, with me calling once a week, for them to finally give me any notice on my application status other than that they were pretty busy. Then comes the maintenance requests. The house developed a leak from the upstairs bathroom and instead of responding to 10+ requests, Aspen chose to wait 2 months while our water bill spiked to handle the situation. When they did send a technician he showed up two hours past the time we were told. Rent checks have been misplaced for 24 hrs or more, Aspen has failed to show up for inspections that they schedule, and they rarely answer their phone on the 1st or 2nd try meaning most interaction with them must be done in person during their convenient 9-3 M-F business hours... If you want a run-down, mold infested house for $75/mo more than any of your surrounding neighbors, love dealing with a completely incompetent business for all your service needs, and have a desire to rent from the absolute worst company in Bozeman, rent from Aspen. Otherwise, let an 8 year old handle all your rental needs, they'd run the business better... Swindlers indeed... more

Either incompetent or crooked.\r \r To be clear, their maintenance staff was prompt and great. The initial check-in went smoothly, and for they took complaints about other tenants seriously.\r \r But do not go with them. \r \r A few friends of ours signed on with them per our suggestion. Had the same great check-in process, but when it came time for them to move at the end of their lease, getting their deposit check back was a nightmare. I should note that one of them is OCD, so the house was immaculate and they were promised the entire deposit back.\r \r However, they did not get it back. Not within the 30 days. Not within 60 days. They were given the run-around for over two months. They were told that it had gone to the wrong address (he had gone in and given it in writing and in person with a hard copy of the paper for himself as well). He called them to give them the right address. At which point they said that the check had been received already. He told them to void the check and send it. They said that they couldn't do that. I went in and vouched for him, and told them to get him his check. Finally, after +70 days, they got only part of their deposit check back. Apparently, new items of concern had been found, so they docked a few hundred.\r \r \r Then it came time for us to move. We had the same problem. Complete runaround on getting the check for our deposit. But, because I had dealt with the problem with my friends, I kept documentation of every interaction in the process. I went in to the office in person and gave my new address to ""Megan"" (I think there is more than one) printed by my new landlord! I gave it over the phone, and gave a copy of it at the time of my exit review. It was also on the receipt for the carpet cleaning, and bill forwarding that I gave them. Still, with all that, we've had the same issues. \r \r I called once a week regarding the check through the 1st 30 days. They said that they had 30 days and that they'd get it out before the 30 days was up. I called them a week after the 30 days was up, and they claimed that they had mailed it within the first two weeks of the last month...which is impossible because I had called after that supposed date, and they had said that they wouldn't mail it yet.\r \r \r So, either there is complete incompetence in their accounting, or they are trying to swindle people. In either case, that is not what you want in a landlord. We actually made the choice after our friends' debacle to not rent from an agency again, because it's too easy to get bamboozled when dealing with more than one person. more

I just moved to Bozeman to attend college. Aspen Properties had me approved and ready to move in before I even got to Bozeman. When I did get into Bozeman they met me at the apartment and gave me the keys. Then their maintenance guys even helped me move in! They have been nothing but professional, nice and helpful! more

My time renting from Aspen Properties has been great. Not only have they been willing to answer and follow through with my questions and requests but they were extremely nice. I haven't really had any big maintenance issues but the little things that did need to be fixed were done promptly and curtiously. I would most definitely rent from them again. more

I am currently renting form Aspen Properties and I have had an outstanding experience! They are always there to answer my questions, solve my problems, and just all around kind and generous people! I have had NO issues so far! I will stay renting through Aspen Properties until my husband and I find a house worthy of buying! more

Great! 3/14/2011

I rented through Aspen after my divorce with my wife. They were very understanding during the application process, which took but one day! My credit was terrible and I was still paying a part of my ex-wife's and I's mortgage! They helped through that tough time and got me into a great little house where my kids can stay with me and we always have a great time! Thanks to Aspen I got back on my feet again!!! more

I am currently renting from Aspen and can't wait to get out of there. They are horrible! I, like many others, ignored the warnings. The only positive comments I have ever heard about this company are the fabricated comments they are posting themselves because all the people I know in this area have had bad experiences with Aspen. They will tell you what ever they need in order to get you into a lease, then they do not keep their end of the agreement. (Just a note to property owners: They promised yard care and they did not come around once. The yard was ruined by the end of the summer.) When I first moved in, they had forgot to replace the linoleum so they had to do it after I was already in. They got the flooring in place and were supposed to come back to put the trim back on, put all of the kitchen appliances back in place, and put the bathroom back together. After four days of being ignored, I had to drag the toilet out of the shower myself (I am 5'3"" and 115 pounds) and I had to move all of the appliances back so I could get into my room. At this time, I had no where else to go and no one to help me. It took them over a week to put the toilet back together. I had to go to a local business to use the bathroom. That was only the beginning of my worst rental experience EVER! And just so you know, don't expect to talk to anyone that can do anything when you call. You never get past the incompetent secretary because the boss is always magically ""in a meeting"" or ""at a conference"", but they are always there to sucker you into a lease. The list of issues and mistreatment goes on, but I only have 4000 character so I will leave it at that. Now my new concern is that I will not get my deposit back based on all of the other comments posted on this site. It has now been almost a year and the only thing that I find truly wonderful about my relationship with Aspen Properties is that it is coming to an end! All I can say is that I hope people seriously consider the warnings they hear before renting anywhere. Don't let a good rental property trick you into six months or a year of regret. Exceeded expectations! 3/3/2011

I had heard a lot of bad things from Aspen. But my experience with this company has been nothing but positive. I have been renting with Aspen for a year now and have nothing to complain about. My house is in great shape but whenever I have any maintenance issues they respond in a timely matter. Great customer service! more

I was so pleased with my experience with Aspen Properties! They were always there to help when things went wrong! EX: When my fridge gave out on me I called and explained what happened. The woman on the phone was very polite! Within in two days I had a brand new fridge! I was so pleased with their help, cooperation, and overall professionalism! more

I rented a beautiful single family home in the center of downton Bozeman! I was finishing school at the time and the location was PERFECT for me! The house was clean and spacious with lots of light! As for the company I had no problems. I have read the reviews posted about them stealing security deposits. Well I got my entire securtiy deposit back within a few days of moving out. And I never felt as if they were trying to ""screw me over."" The staff was very considerate and ALWAYS returned my phone calls. Thanks Aspen!\r more

I rented from Aspen Properties for the last 4 years and found it to be a very pleasant experience. During my tenancy they replaced my carpet and repainted my apartment. I was really pleased with their service and recommend them highly.\r more

Terrible, don't bother 7/29/2009

They do not return calls or followup on questions. I still haven't gotten my storage unit key back from them. Worst thing though is that they lied about damages on the property and tried to take our whole security deposit for damages that were there (and accounted for in the prior condition agreement that they and we signed). Extremely rude and nasty during the whole recovery process. Save yourself the hassle of renting with them. Cons: lyers, un-proffesional, rude more

No to Aspen Pooperties 1/29/2009

After renting a property through Aspen Properties for over 8 months, I can honestly say it has been not only my worst experience with any property management company EVER, but also the worst experience in my 27 years of life!!! Aspen severely lacks customers service, neglects major repairs, and so much more! I would never rent through Aspen nor recommend them to anyone I know, even my enemies! Pros: NONE!!!!! Cons: Too Many To List more
