After careful review, we may remove content or replace a content warning page before viewing content deemed offensive, harmful, or dangerous.

Please note that Judy's Book is a provider of content creation tools, not a mediator of content. We allow our users express their opinions, but we don't make any claims about the content of these pages. We strongly believe in freedom of expression, even if a review contains unappealing or distasteful content or present negative viewpoints. We realize that this may be frustrating, and we regret any inconvenience this may cause you. In cases where contact information for the author is listed on the page, we recommend that you work directly with this person to have the content in question removed or changed.

The rates and fees are outrageous (and continue to rise), the staff is either incompetent (ie EVERY receptionist they've had since I've been a tenant) or sneaky and underhanded. They'll do whatever possible to keep you paying and will purposely try to hinder any roommate possibilities (usually by offering potential roommates different properties so that they can take in more money). If you ever try to call them on something, they get VERY defensive and take an "that's not true and our lawyers WILL prove it in court you little punk" tone. If you want something repaired/replaced (and chances are, you will) good luck. It usually takes about a week for ANY progress and they require a full maintenance request to check on even the smallest problems. I needed a replacement battery for a smoke detector, and they had to call their repair man to drive out and give me one. This took 5 days. The dishwasher broke down early in my tenancy, and it was 3 months before I got a replacement unit. Bottom line: potential tenant, or property owner, avoid them at all costs. They don't care about you, just your money and if you can't pay then to hell with you.
