We purchased a "new construction" home almost a year ago and so we are quickly approaching the end of our one year warranty through the builder. I know that it is typical to get a home inspection before you purchase a home, but I never thought about getting a home inspection after you already owned the home until the offers from different companies started pouring in. Our previous home was also a "new construction" home and because of some issues we had with the home after the builder's warranty expired, we decided to go ahead and get a home inspection. The average quotes we got ranged from $285 to $350. Assurety Inspections quoted us $250 and to be honest, we chose them because they were the "cheapest." Sometimes you get what you pay for, but this was not the case with Assurety. We were very impressed with how thorough and professional they were. Our inspector, Jim Davis, was always very quick to call us back when we were setting up the inspection. He arrived promptly on the day of the inspection and explained the whole process to me. He was very thorough and spent almost two hours examining every nook and cranny of our home. When he was finished, he went through the results with me and made recommendations. We received a copy of the report, including photos of the "problem" areas, via e-mail within hours. This included a summary on the last page of the recommendations. This was great because we were easily able to pass this on to our builder so that the repairs could be made. No "major" issues were discovered which gave us peace of mind, but he did find some issues with our air conditioner. In Houston, you can't afford to have problems with your air conditioner and we had suspected that it wasn't working properly for awhile. We had even had the company out to look at it previously. It was nice to have something "official" to pass on so that they would come out again and take the problem seriously. I know that $250 is a lot of money, but for us it was worth it! The cost to repair our air conditioner alone would have cost more than that down the road!
