Buyers Beware! Hire the very best real estate attorney to review the list of standards and the proposed Purchase Agreement before paying any earnest money as a deposit of your intent to enter into new home construction. Make sure you and your attorney understand the difference (trick words in the list of standards) between damp proofing and waterproofing. A very costly repair later. As an example of what I call a bate and switch tactic ~ if the list of standards and your Purchase Agreement states a vented hood for your cooking range it should be available. Oval and round vanity sinks are not alike. The model home(s) are marketed with one level / quality of kitchen cabinets which are on the list of standards; but somehow they are no longer available for your construction project. Be very specific and spell out ever detail. Make no assumptions ~ such as: Your bathrooms will have ""Hot and Cold"" water for your usage. DO NOT PAY CASH...... get a leading institution involved. Your loan can be paid in full after your Purchase Agreement is fulfilled. Hire your own building inspector to protect your best interests on the biggest investment you may ever make. Deadlines (?) our home was under construction from November 2001 until May 2005. Stolen years from our lives.
