I paid a court orderded real estate commission (in full) to Re/Max of Valencia and Rocky Coennen for NOT selling my house. I live in Valencia and tried to sell in this poor market. I listed with Rocky Coennen and Re/Max and gave it a try. Six months later I was brought an offer WAY below asking and when I said That I'd like to take it off the market for a while, I was told, in court, to sell at the low, low price or pay full brokers commission. I would have gladly paid Rocky for his expenses- photos, black and white flyers, the ONE open house. But no. $27000.00 later.\r
Lesson being, always ask for a way out clause in your sellers agreement and NEVER use Rocky Coennen or Re/Max of Valencia.
