PROPERTY OWNERS & PROSPECTIVE TENANTS BEWARE
We are Property Owners/Landlords. This company puts COLLECTING FEES above customer service or protecting the property owner's investment. We had a tenant move because she could no longer afford to pay rent after her husband died. The tenant's deposit was forfeited to us, minus FEES of course, like a $10 MAILING FEE (that's about a 100% profit to the Manager). Anyway, the house was a mess and there was a bunch of dog waste scattered all around the enclosed patio area. My wife & I filled up a grocery bag full of it and then had to scrub stains off the concrete patio. I asked the Office Manager (Sherry at the time) about why we weren't entitled to receive the Tenant's $250 Pet Deposit. She said it was classified as a FEE and then quoted the Management Agreement that says "Manager shall be entitled to collect and keep as compensation all miscellaneous fines and fees from Tenant...". It was also non-refundable to the tenant. It did nothing to protect my property. Instead of being a DEPOSIT that can be returned to the Tenants if there's no damage or given to me if damage occurs, it became 100% PROFIT to the Manager. It certainly gives the Manager more incentive to select a tenant that has a pet or two (at $250 per pet). The house was vacant for THREE MONTHS. The Manager has no incentive to get the place rented quickly either because they still charge MANAGEMENT FEES when the house is vacant! I cancelled the management agreements on two properties last year and just recently cancelled the third one. The new Office Manager (Christie) said the company has made efforts to improve customer service and would like to eventually regain my trust. At about the same time, THE COMPANY OWNER/BROKER, sent me an EMAIL THREATENING LEGAL ACTION. I guess that's his way of improving customer service. SO THE TENANT'S PET FEE? $250 OR 100% PROFIT...MY EXTRA TWO MONTHS OF MANAGEMENT FEES? $150 OR 100% PROFIT...WRITING HONEST REVIEWS ON YELP AND OTHER SITES? IT'S PRICELESS!!
