After recently breaking her hip, my mother-in-law moved to a senior living center and put her 3 bedroom town home up for sale. Her townhome was under contract very quickly and an inspection was scheduled. The inspector looked at her 35 year old boiler system and said that it needed cleaning and adjusting. My mother-in-law had always used a nationally affiliated company to service her furnace and we called them and set up an appointment. My wife met the “tech” that came out at the town home. After a couple of minutes in the furnace closet, he told my wife he needed to show her something. Flames were rolling out of the boiler unit and the pressure on the expansion chamber was too high. He told her the entire unit needed to be replaced, that the furnace was unsafe to leave on and he shut it off. Cost of replacement after negotiation, $ 7500.\r

We didn’t feel comfortable spending $ 7500, almost 10% of the cost of the home for a replacement unit. Thankfully we chose to call Applewood Plumbing and Heating, partly because of their local reputation and partly because they were open early. My 6 AM phone call resulted in an 8 AM appointment. Their technician was on time, cleanly dressed and very courteous. Initially he was concerned about the cold reading on the expansion tank, but went ahead and re-ignited the pilot light. The flames came leaping out again and he realized the gas valve was open all the way. After adjusting the valve, the flame burned normally. He shook his head and said “oldest trick in the book”. It turned out that the cold water pressure on the expansion chamber also returned to a normal range after adjustment. The unit came up to operating temperature and worked perfectly. Total cost of the service call, less than $ 200. Relief at not having to go through the cost of replacement and finding an honest company, priceless.\r
