RUN AWAY .... FAR AWAY! Do NOT use Utopia! My husband and I used Utopia for two properties in San Diego while we were stationed I Europe. All went fine at first ... then we started being charged for maintance done in-house by Utopia personnel which was actually covered by our American Home Shield (AHS) policies. Between the two properties over 5 years - we were charged over $30K for maintance on items which were covered by AHS. We decided to sell one property -- Utopia managed to lose the garage door openers (two each on the two properties - they charged us to replace them even though the tenants had turned them into Utopia as part of the checkout process) , lost money I sent in for repairs they coordinated for me to make the property market-ready (even though the check had Utopia's stamp on it), we paid them to dispose of a hot-tub, they took the money but left the tub (the gazebo surrounding the hot-tub was disposed of instead) and many more problems. Over a year after we sold the home we finally got the $6000 back we had to deposit with them to manage the property and they had the gall to charge me $900 to stop using their services on the house even though we notified them when the tenants left that we were putting the house on the market. Took nearly as long to get the deposit back on the other property after we transferred it to another management company. We ended up having to get a lawyer to write a letter on our behalf to get the money returned ... and they charged us the monthly management fees the entire time!!! DO NOT USE THESE PEOPLE!! TOTAL RIP-OFF!!
