This company is NOT one to be expected to live up to their word of honor. Or even live up to honoring a lease or any agreement. Mr. Jim Radford has been known countless times to have Maintenance Staff not just prolong and procrastinate work orders but all complete MOST of those work orders to half job expectations. Constantly both the property managers including Tina at Oak Forest have been known to make promises that were never kept when it came to trailer upkeep. Their only time that they honor that agreement itself is only when the tenants either MOVE IN or MOVE OUT when it comes to giving the trailer a real over haul or in this case a semi cosmetic make up. That is if you want to call it that. Their office staff are known to be STUBBORN and PROCRASTINATE when it comes to business arrangement and paperwork known to either mysteriously end up over time misplaced or just kept unorganized. Karen who especially works there and handles the payments, collections and late fees is known to carry an unprofessional demeanor when it comes to ""Customer Service"" and should be taken only in a grain of salt when it comes to both her manners and treatments of Tenants. To further note in the past Mr. Jim Radford has been known to personally answer calls at the office AFTER business hours but lately fails to even show or even make an effort. Let alone to leave a contact number to PERSONALLY call him if for some reason to report a situation at which either the MAINTENANCE, OFFICE, OR EVEN PROPERTY MANAGER fail to do their JOB at ALL. I strongly recommend avoiding Radford Companies INC including in any lease regarding Mobile Parks that they own they require all tenants to be responsible for and insect or pest problem and never assume any responsibility for the safety or sanitary well being of their tenants. Further note, they require that the rent as well as utilities and water are all separate bills and not together. And also have been known that most if not all trailers have had an extreme history and reputation countless times with MOLD and MILDEW. As well as floorboards rotting out, and both water leakage as well as covering up water damage. The rents that they charge for their upkeep are unfair and also outrageous. Cats as well as other stray animals have been known to freely roam as strays or feral without any action on part of Montgomery County Animal Control to take any part in apprehending any stray animals. They charge a ten dollar fee for trash pick up which is still required to be charged even if you take your own trash to the dump yourself. They also finally have a history of forcing or pressuring people new One Year Leases if they wish to have their rent lowered even if they failed to meet the terms of the previous leases. I strongly recommend that Radford Companies Inc be avoided at all cost and considered with extreme caution. I feel that there are other Rental Properties that can be considered to deal with when finding a trailer, apartment, or home to sign and move into for anyone's sake or sanity that matter. And you know what? Forget about them deserving a star in my opinion completely.
