This is a very good, quiet, well-maintained, safe, well-groomed RV park complete with Washateria for its tenants and owners living onsite. The owner is Ms. Millicent Mylander and her family Mr. Earl Barton, and daughter Ms. Deborah Barton. They are honorable, fair, and helpful people and run a great place to live. Rent is lower than most around - $287.00 a mo. All the lots are in park owners name and they get the electricity bills - they make a copy of it for you (which is read from your meter on your lot), and YOU pay only for what YOU use to them - they pay the electric company. (Note: They make no money off of electrity!! Many parks ask for a flat rent fee of $400.00 or more and include electricity in it - which means they are charging you for over $100.00 use of power that you might not even use and pocketing the difference!!! The owners of this park only want to provide a public service - not take peoples money for something they didn't even use!! They don't feel that its fair and is bad business practice.) The rent also includes & comes with free basic cable (23 channels thru SuddenLink), city water, sewer, garbage pick-up at your RV spot every week (no stinky dumpsters),security lights, lawncare maintenance on a regular basis, and a wonderful location to businesses, plants, hospitals, doctors offices, schools, and casinos. No large animals permitted - no penned or kenneled outside animals either. Small inside pets- no problem. Lots include a nice small yard space- RV's are staggered so that there is privacy for all tenants. Up to 2 car parking is provided for each RV spot. NO ILLEGAL DRUGS allowed !! Absolutely NO DRAMA that tends to extend outside of your RV and is disruptive by means of noise or violence is allowed!!! The word used here is ""RESPECT""! Most of the tenants work at the local plants on turn-arounds and do shiftwork- so the owners try to keep it quiet and peaceful for our daysleepers, and for that reason they have very few children here in the park - these tenants don't usually carry their children around from job to job anyway. If someone does have children with them its only asked that they monitor their children's activities so as to not disturb others around them, not to destroy grassed-in yards, the property, and for safety reasons not to touch others property. Unfortunately do to some who have demonstrated a lack of control of their children-- property was damaged, safety of them became an issue,respect for neighbors property became an issue, and lack of respect for others around them became a factor for having to asking some tenants to leave. Most of the tenants are repeaters- they have been here before and often due to the fact its quiet, respectable, fair priced and safe - the owners cannot afford to lose good tenants because of a few disrespectful ones. They always give people a chance- but if things continue to be disruptful, disrespectful, unsavory, and ""drama-filled"" then they have no other option than to ask them to leave. They have too much ""respect"" for their good tenants to allow the aforementioned things to go unchecked and unchanged. There are men AND women in this park that work or live in these RV's -and there are very few to no problems!! So as for other reviews from over 5 yrs. - I would soley ignore them. Come see for yourself - you will be happy you did!!
