If you are considering PM as an HOA manager, please ... please Google for "Texas Property Code" and read chapter 207.
Currently this class-act is charging $400.00 for resale certificates and truth be told, the assembly and distribution takes less than 30 minutes. If done electronically, it can be done in under 15 minutes. Do you call that a REASONABLE fee.
Here is where insult is added to injury. They exclude ... YES .. EXCLUDES the "Resale Certificate" and "Transfer" fees as part of their compensation. THEY HIDE/SHIELD THIS INCOME FROM THE HOA!Secondly they allow themselves to charge for these two services without the consent/approval of the BOD.
Thirdly, they give themselves the right to alter this price as they see fit WITHOUT notification or approval of the BOD. READ THE FINE PRINT!!
What I'm saying is that their contract is taylored to allow them to hike-up fees without notification. If you are considering PM as an HOA property manager, have an attorney review the contract first. Make them remove anything that says, "We hold the right to increase fees at any time for any reason". Make them lower their fees to something reasonable.
However, if you are smart you'd move on to someone who listens to the customer.
Pros: They are NOT pros. Freaking great lip service and bs
