This place is not maintained well, and is regarded by the Thornton police as a constant problem because they have to visit there so often for complaints of various kinds. Meth labs have been busted at this complex. Most of the units are rented out, because the owners can't sell then and got 'stuck' with a very undesirable property.\r \r Then there is the fact that the HOA fees range anywhere from $220 to $250 (2 BDR vs. 3 BDR) per month.\r \r That's what's scaring away buyers and that's what's scaring away renters because that cost has to be factored into the rent that the owners have to charge tenants. I couldn't get a decent tenant in the place. Had a white gangbanger-type with a wife and two kids. They trashed and vandalized my place and left after only 3 months, and I was taking a $150 per month loss to rent it out to them at that.\r \r What is the property management doing with all the HOA fees? Going to strip clubs? I have no idea. They aren't spending it on making the outside look better and they don't clean it up regularly, that's for sure.\r \r Then when you try to escape from the place and it goes into foreclosure because you can't sell it or even rent it out to a decent person, the HOA comes after you with brass knuckles and tries to ruin your life by suing you and garnishing your bank account and paycheck. I had to file bankruptcy to get out from under those monsters.\r \r The place is a dump. Stay away. You'll be SO terribly sorry later on. I was. Pros: can't think of any; for heaven sakes, I lived there two years and I can't think of one Pro Cons: where do I start? poor maintenance; very high HOA fees; high % of rental units; money loser
