During a recent refinance transaction with DeWitt Mortgage, I found them to not only be generally 'unfriendly', but deceptive and misleading as well. In spite of their comments to contact them any time I had a question or concern, I was informed when I did contact them to essentially 'just let them do their job' and not to bother them. Furthermore, when I received their Good Faith Estimate (GFE), which is a HUD/government form, portions of which are 'binding' regarding the facts that some charges CANNOT increase at settlement and some other charges can only collectively increase not more than 10% at settlement, they apparently felt this didn't apply to them. When I brought to Mr. DeWitt's attention that the settlement charges (referred to above) had in fact increased on the order of $1,000 from his GFE, he merely indicated that he could not be responsible for what the bank providing the loan did. If that is the case, then he should not be in the business of writing mortgages for which he is 'not accountable' in accordance with the provisions of the HUD-GFE Form. In spite of my bringing these discrepancies to his attention, He essentially said 'I shouldn't complain and that if I didn't like it I could just cancel my loan application'. In addition to this, his website clearly states that if you close your loan with him, you will not pay for the appraisal. When I asked him when I could expect to receive the money I provided for the appraisal back, after closing the loan, he indicated that he had 'informed me during the application process' that he could not do that due to the great rate and terms I was getting on the loan. First, there were no such disclaimers or caveats on his website regarding this provision and secondly, he did not even know what rate or terms I would qualify for at the application point in the overall process, and third, he never said that. I would NOT recommend using DeWitt Mortgage if you are seeking to get a mortgage, refinance a mortgage, or otherwise avail yourself of such services. Even if you 'get it in writing', such as the GFE, he apparently does not feel obligated to honor those agreements.
