I own a home in Utah and Arnold Lingwall and his staff were supposedly managing the property. In the last 3 yrs, they didn't set foot in the property to do any inspections, prior to having tenants move in they gave them 1 month of rent for free without telling us..or actually pocketed the rent check themselves. After tenants left and we terminated our contract with them, they charged us $1500 in fees from companies that don't exist, fake invoices with no phone numbers or no invoices at all for work that was supposedly done such as carpet cleaning, maid service, lawn service, etc. The house was filthy, both bathrooms had water damage and mold, bedrooms were painted, walls were damaged with holes. The rent was never on time, they didn't charge them late fees and sometimes the rent would come at the end of the month. They feed you lies after lies and give you the runaround. They are by far the worst unethical people I've ever had the misfortune of dealing with. They also trick tenants by getting them to sign the lease and promises to fix all the problems that is wrong with the house, and once they are in, they don't answer phone calls or tells them to deal with it. You can never get any answers when you call, just search for them online and you will see why they are not in the BBB and have many complaints filed against them. If you are a tenant, you will notice that there are no pictures online for the homes being rented because the homes are filthy, needs maintenance, and they are too lazy to even take pictures and post it in the ad. Utah R and I steals the tenants deposit by saying they needed it for all the stuff they have done, but in reality NOTHING has been done at all. Run as fast as you can away from them!
