1st Priority Mortgage located in Endicott, NY and also in Vestal, NY makes wastebasket approvals. They are owned by Realty Usa which is another company that I would caution anyone looking for representation in real estate dealings to steer clear of, I know I will in the future. Both companies allowed us to enter into not only a contract to purchase another home but also to enter into a contract to sell our existing home all the while having knowledge that we would not be able to actually get the mortgage loan that 1st Priority Mortgage prequalified us for in the whole first place. This, in case you weren't aware, is what a waste-basket mortgage is. Basically we prequalified for a mortgage based upon income and credit worthiness and they said yep you're good for X amount of dollars, go shop for a house and let us know when you find one and then when we did they said OOPS! Sorry you can't have it. Affected by this unethical practice were not only my family but the people from whom we were to purchase another house, the couple that was going to purchase our house for their grand-daughter, who had already given notice of her intent to move to her current landlord. Countless hours and a lot of money has been wasted by all involved. I do not understand how two companies comprised of people that would actually do this to their fellow man stay in business and thrive. You have other choices, stay away from these companies, they are snakes in the grass. I gave them one star because that was lowest amount you could give. I would have given them a skull and cross bones if that had been a choice.
