At first glance this place was awesome but that illusion soon eroded. While on the outside it is an attractive looking place and the staff seems friendly this facade will only last if you never truly have a serious issue that requires the staff's help or only use your apartment in a dainty or docile manner.
First thing I noticed was how often I was replacing light bulbs. The wiring is too thin so it creates too many amps in the circuits which while not always blowing fuses this always does put more wear and tear on light bulbs and all things electrical that don't have internal regulators. This also will cause you too use more electricity to power your devices around the apartment which is probably why we noticed a much higher electrical bill once we moved into (East)Royal Ridge and a much lower bill as soon as we moved out.
The walls are way too thin and desperately need insulation. My neighbors and I could hear each other talking at normal volume levels. Also, the positioning of the buildings perfectly parallel with each other and in close proximity to each other creates an echo chamber which allows you to hear neighbors many doors down from you. The hard linoleum siding on the buildings echoes normal noise volumes clearly to the surrounding buildings. A total brick or imitation brick siding would absorb and redirect much of this sound but linoleum is an awful choice for this building layout and only amplifies the sound problem. Once a noise-sensitive neighbor moved in and created havoc for myself and multiple neighbors in multiple buildings.
Once we had a grievance with management for an ongoing problem that was clearly and quickly leading to us moving out the management tried to play hardball with us. We were threatened with an eviction and laughed it off to the complex manager as we cited that ""all"" of our neighbors with the exception of one had taken our side over managements side including residents that had been there for years and one that was a sheriffs deputy and another that was a local police officer. Also, one of Royal Ridge's own staff had become involved in investigating the matter and also sided with us. This did not stop the manager from trying to call our bluff and get us to pay thousands of dollars in move out fees. Eventually I would not fold to her and she agreed to let us move out before the lease expired with no penalties or additional charges. But after we moved out we found that we had been reported to a collection agency for fees that her and I had specifically discussed beforehand and she agreed to not pursue. She did not keep her promise. I have been able to get these charges erased from my credit report but it was a hassle to do so. The important point to this is that the manager knew beforehand of her own employees finding in favor of us and the neighbors testimonials to her but yet tried to call my bluff just to see if she could get a few thousand dollars out of my pocket and into her company's bank account to make herself look good.
Despite its attractive looks this is not a high quality apartment complex. Check around on the internet and notice how this place consistently gets extremely poor ratings and reviews. Consider yourself warned!
