OK. To be fair he inspected the house for us and it has not fallen down--so that's good. Otherwise, he missed a ton of items that were costly to us. Oddly, I told him to identify EVERYTHING that he could no matter how small. Here's our story:\r

We have been in the house for only 6 months only to discover that many items that he apparently inspected were defective and had been during the time of the inspection. I should have known it was not a good report when he completely missed a deck railing that was nearly falling off the deck!!!! I pointed it out to him and he quickly said, ""oh yeah, sure, I'll put that into the report."" YA THINK????? \r
The previous owner put an outdoor rug on the deck and left it there when we had moved in. Once I moved it, I found huge holes in a deteriorating deck!!! I guess he wasn't paid enough to MOVE the rug to see what was under it?\r
He missed that the A/C is too big a unit for the house and that it had NO coolant in it. Additionally, the AC was not installed properly so it wouldn't have worked regardless. He missed the leaking sink faucet, leaking dish washer, and cracked(not broken but CRACKED) garbage disposal. \r
He failed to mention (despite his gizmo that could see into walls) that there was deficient insulation in the attic and that there was NO, NONE, NADA insulation in one of the exterior walls!!! I discovered that on my own while installing an outlet for the exterior. \r
I had an electrician come in to wire up some things in my basement--he was amused at the incorrect and inproper wiring that was out in the open--another miss. That miss could have started a fire and burned down my home!!! \r

All-in-all, the total for repairs since we have moved in are in excess of $10K. Yes, $10,000.00!!!! All or most of which would have been pushed onto the seller BEFORE we bought the place. That's why you get an inspection--right?\r
