Prior reviews point out that these guys are pretty snide in their practices and they are. Biggest complaint is, their repair rate is very high which affords them minimal effort leaving you repairing their property(ies) from long term neglect. When I say minimal effort, they charge you for repairs on old neglected items that will likely break again and soon! Routine walkthroughs and their critique of living standards force you into being a demo unit! On move in date, inventory ALL imperfections to the 't' (toilet seats slide? any plant life in the yard that looks unkept, trees on or near fenclines), because they will when you move out. Up for torture by doing business with them? If so take pictures of everything when you move out, they will not hesitate to falsely or innacurately ring up charges. My deposit with them was $900 and they inched charges up to $1100. I fortunately had some casual photos that forced them to remove charges. It took 1 week of haggling to get $250 of my deposit back which was far less than what I should have received. Note: they will try and pawn off normal wear and tear items onto you, touch up paint for example is their responsibility under TAA. Otherwise for the price they are not bad but you'll spend your savings in move out fees if you are not careful. When issued move out charges, they will charge you full service. A good example is if only 1/8th of the driveway needed to be pressure washed they will charge you for pressure washing all drive ways! If you want more details about my experiences email me at psykoz at texan dot net. Pros: Cheap Cons: Greedy, Neglectful, Unfair Practices
