After house hunting for over a year, we finally bought a house - a manufactured home. Even with the current subprime mortgage fallout, good homes in prime locations still demand high prices (well over $700k). Enter Timber Cove. This ""mobile home"" community is right alongside the excellent Los Gatos Creek Trail. It is walking distance to downtown Campbell and the Pruneyard. It is tucked away off Camden Ave - surrounded by commercial buildings so by 5:00pm, everything is very peaceful and quiet. Park management (BSM) and their staff are very professional. Park rules are in place to maintain the clean and quiet atmosphere. The neighbors are very nice and look out for each other. Imagine that - a real community! Because the City of Campbell has this entire area designated as affordable housing (there are Jaguars, M3s, S4s, and MB AMGs here), the land cannot be sold for re-development into something else. There are people who have been living here for over 20 years. One thing that I didn't like was our experience with the contractor who built the home - Ebert Construction. Horrible attention to detail and poor customer relationship. They took offense when we pointed things out to them while the house was being built that was being done incorrectly. They obviously have had a monopoly in manufactured housing for some time. They only care about the schedule. However, if you keep hounding them, they will do a better job. Single family homes along Los Gatos creek trail command high prices (well over $750k) around Campbell and Los Gatos. The nearby, newly-built Aventino Apartments behind NetFlix has rental rates of over $3000 a month for the small townhomes they offer. You can get a brand new single family home (no shared walls) that is energy efficient for under $300k. Location is key. Do you really ""own"" land in a townhome or condo? We haven't found a better manufactured housing community that bests Timber Cove. We took advantage of people's ignorance!
Pros: Beautiful, quiet location. Right along Los Gatos Creek Trail! Walking distance to downtown Campbell.
Cons: Have to keep following up with construction company to do a decent job.
