I own three properties (only one in Colorado), and from an owner's perspective, Kathryn is a very good property manager. I tried being a """"compassionate"""" property manager myself with one of my own properties for about 3 years and got taken to the cleaners by tenants who leave in the middle of the night at the end of the month without paying their rent and leaving a mess behind for me to clean up. The house I am currently living in was rented for 6 years with a """"hands-off"""" property manager. When I returned after 6 years, one of the four 4x4s holding up my patio roof had been extracted by the tenant's dog; The neighbor's huge trees were brushing my shingles every time the wind blew; the garage door had been backed into and was in disrepair; twice as many people were living in my house than what he told me; the tenant took out all my new wall-to-wall carpeting without my permission and replaced it with carpet remnants sewn together. The real kicker was that the property manager advised me to give them a credit for installing the new""""good quality carpeting"""". I'd be very surprised if I had the same problems with properties Kathryn is managing and I appreciate the job she is doing..
