once upon a time..... parkway village of queens used to be a great place to live..... fast foward to 2012.
here is a list of why you shouldn't buy a co-op here.
1. vermin, vermin, vermin. although the exterminator is great, holes created by new heating should be closed up properly by mgmt, not the tenants! exterminator= band aide
2. high maintenance with assessment, eg. base maintenance is $ $1188+ an $81 assessment. ouch!
3. The management sent a threatening letter to all tenants that if they call 311 that they would be placed on a list to distribute of the rest of the co-op and fines/ legal fees would be collected by whomever calls 311 (keep in mind it's illegal for them to tell the tenants not to call 311 and fines would not be given out by the city if they would do their job, which is fix the place up as they are suppose to).
4. the board members, their significant others, and family members are given precedence and discounts on co-ops on the market available in pvec. hmmm. (it states that no one family shall own more that on one unit. so why is it that board family members and friends own 2 or more?)
5. they are always 2 years behind on the annual budget
6. generally when someone applies for a co-op they pay application fees right? not so when its comes to the boards friends and family. yikes....
7. they recently put out a letter stating which units were sold and what they were sold for..... so many of the listings were inflated and some were not even mentioned. i guess they didn't want the rest of the tenants to know that some of the units were purchased by friends and family of board members... ACRIS, NYC tells all.
8. all the staff is either related or friends of friends....
the list could go on.... just do your homework before you buy in parkway or you'll regret it! take a walk around the village look around and judge for yourself. and when you look on the various realty websites take a look at the going rates for the maintenance..... need i say more. oh yeah take a look at www.bbb. org rating, its an f!
