I really can't recommend this home inspector. While highly recommended by my real estate agent, I found that the owner/operator of this franchise was really just interested in having the transaction go thru regardless of the issues and mistakes.
He missed a cracked bathroom vanity top, a blocked bathroom HVAC vent, as well as other minor and not so minor defects with the property. Despite pointing out an issue with the obviously defective and compromised deck, the inspector pooh-poohed my concerns. The deck step rails broke while moving in and a deck contractor later confirmed the composite decking material as defective which the manufacturer finally made good on replacing.
NEVER use a recommended vendor from a real estate agent! They are only recommended because they don't rock the boat and practically allow any transaction to complete regardless of the issues.
My very personable buyer's agent chose a home inspector and lawyer that seemed more concerned about getting paid, and turned out to be fairly incompetent and questionable when everything was said and done.
I am still working thru issues after over a year now and still finding new ones! I really wished I had discovered Eagle Eye Inspections long before I actually did - he was honest, thorough, and not influenced by other's opinions to essentially screw the consumer.
Avoid AmeriSpec at all costs - this is not something you want to take a chance with!
