My relationship with Southern Homes and Land is that I'm one of the home owners that has contracted with them to manage my property. I agree with other reviewers that they can be difficult to get in contact with at times. They have managed my property for 10 years now and any issues that have arisen for the tenant, they have contacted me promptly and took care of things immediately. For the other reviewers out there (tenants), I want to bring up the point that Southern Homes and Land is a property management company. They manage rental homes for the individuals who own them. It's not like an apartment where the management of the rental is the same as the owner. Therefore, a lot of the complaints regarding lack of promptness for repairs is at the discretion of the OWNER of the property. For ALL repairs, they have had to get approval from ME to make the repair. There has only been one case where they started a repair without my permission, which was an emergency situation where the water heater had broken and was leaking. And even then, they were frantically trying to reach me to let me know what had happened and to make sure the repair was authorized. In my case, I authorize all repairs as I want to keep the property in good condition, as well as keep our tenant happy so that they stay and I don't have months of time without collecting rent. However, if you are renting a home from them with an owner who is short sighted and doesn't care about keeping up their property or keeping their tenants happy, then you may have more of an ordeal trying to get repairs made, since it's up to the individual owner to decide on whether or not to make repairs.
