We strive to help each person who walks through our doors; whether that be an owner or a tenant. The prior post is exactly why it is a good idea for owners to have a Property Management company, like Ned Baker Real Estate, working for you. Our goal is to give our owners peace of mind; knowing that their tenant has gone through the screening process as recommended by the Salem Police Department and the National Association of Residential Property Managers. If the applicant had taken the time to read through the information provided within the application, all of his frustration about our application process could have been alleviated. The applicants were from out of state. In the application and attached information sheets it states that applicants who are applying from out of state will be charged additional $20 per person. This is to cover part of the cost to run out of state reports and background checks. Our application also requires all persons over the age of 18 to be on the rental application and on the rental agreement. If we are unable to view the original social security card, it is a $5 charge per person to run verification of the social security number provided. We do this to insure no identity theft is happening. The aforementioned items were the cause for change in quoted price. When the applicant was notified that his application was approved, he was told the move in costs and that these monies must be paid in certified funds. This policy is to insure that tenants are not moved in with personal checks that may bounce; thus allowing a tenant to move into a property without actually having paid any money. Out of state applications take 5-7 business days to screen, in state screening takes 3-5 business days. Extra time is needed for the additional reports that must be run for counties and states outside of Oregon. The applicant was advised of this fact and made aware that we could not promise he would be approved by his requested move in date. He elected to go ahead with the application. We were able to get the required reports back quicker than normal; therefore, we were able to have the applicant moved into the property by his required date. Several trips would not have been necessary had the applicant brought all necessary paperwork with him the first time. We require a fully filled out application and all documents in order to start screening. All three of the above issues were clearly stated within the application; information that was given to the applicant the first time he visited our office. This information is also available through our website. We have rules and guidelines set forth and we must be consistent with each applicant. It is our job to make sure each applicant meets the criteria for renting; income, credit, criminal, and rental history. All applicants are held to the same standard and must go through the same screening process. All in all, this applicant's screening was completed within three business days. He was able to move into the property within his required time frame and arrangements were made with the owner for a new yard to be put in; per the applicant's requirements for his chosen property. This whole process was made possible in 7 days; from the day the applicant entered our office to the day of his move in. Our office appreciates people who are willing to help us grow by pointing out areas where we can improve.
