We were noticing interior sheet rock cracks, brick cracks, and the front door would not lock correctly. The house is only 12 years old, but a couple of years ago we had a leak test done because the water bill was extreme. The plumber identified a leak under our the foundation Because of the leak were we afraid we would at some time need foundation repair work. During the wet months of the season the cracks get better and the front door will even lock, but now that its getting hot outside the cracks are coming back and the front door will no longer lock. We called three foundation repair companies to come out and provide us with a repair plan as to how better repair our home. This turned out to be quite a experience. The first company came out and without even using a level told us we needed piers around the outside of the house. His total cost was $16K. The 2nd company was a no show, this was after i took off work. The next company sent an estimator , I thought he would never leave! He tried to get me to sign up that day, even after I told him I was getting other estimates. Originally told me we needed a lot of work. His total estimate was $18k. The longer he stayed the less the job was going to cost. Before he left he actually discounted the job to $12,5k UNBELIEVABLE! I am writing this to inform everyone to beware of foundation repair estimators seems they have only one thing in mind. To Sell you as many piers as possible, except for the last company that came out. DALROCK FOUNDATION REPAIR, they sent out an estimator, he used a machine that registered the actual floor elevations of my foundation. Justin (sales rep) explained how the machine worked and how to make since of the readings. As it turned out the reading told me that the front of my house was between 1 - 2 inches low causing the door not to lock and the sheet rock cracks. He also explained that the 2 large trees in the front yard was causing the movement and settlement. Dalrock recommended 15 piers and a root barrier, total cost $4k. Dalrock completed the repairs last week and we are very, very happy with the total experience with them not to mention the money we save!!! THANK YOU DALROCK!!!
