No matter how desperately you may need a property manager, you don't need one bad enough to hire Prestige. My experiences are similar: unnecessary charges, lack of care for my property, etc, etc. I live out of town and can't check up on the house, but would have gotten rid of them long ago if I'd been able to stop by once in a while. The number of issues they ignored until they because crises is frightful. The tenants were going to move out (great tenants - don't know Prestige managed to get them, especially after 6 months of the house being empty), until I told them I was firing Prestige and will now manage on my own. Now the tenants are happy and so am I. $7000 worth of catch-up repairs that should have been done in the past two years is well worth the price of being free.
