If I could give zero stars I would. Think twice before using this plumber and keep an eye on your pocketbook - this plumber will take you for all your worth and come back for more. I have never experienced predatory billing like this. $2000 to remove cabinets to get at a leak - came to find out from the tenants of my house that he never removed cabinets. On another fix he claimed that there was another leak 4 feet away from a previous leak he fixed a couple of months prior - I came to find out he jackhammered up concrete in the exact location as the previous leak - then he tells me - no the leak is not there its underneath the fireplace - and I had only 2 options to fix it - have him repipe the whole house $12,000 or epoxy the pipe underneath the fireplace $4,000. I opted for a second opinion - bi-pass the leaky pipe - ie the cold water line coming in to the house and tie into the Manifold in the house (Eichlers apparently have manifolds that then feed the sinks and toilets throughout the house) - the estimate - 1 day labor and materials - less than $2000. S. waters final bill was for $890 including 6 hours of labor and still no fix- when I inquired what he did to justify the billing he could not explain it - the work he did do jack hammer up cement - could have been done in an hour - the tenants said S. Waters workers spent most of the 6 hours watching the workers from American Leak detectors do their job. S. Waters works a great deal for Property Management companies - so the potential for abuse and overcharging or fraudulently charging is very very easy - for property owners like me who often don't have the ability to always be hands - on with their property - he takes advantage of this. One pipe above ground which had no leak was ""fixed""- and afterward the tenants had to put a container underneath to catch the water. Another plumber eventually fixed that ""fix"".
