After your initial year, your parking will go up from 60$ to 100$ a month. They are also beginning to charge 75$ for outdoor garage parking, upper level. Most residents have 2 cars, so tack on another $175 to your rent. The buildings contain lead paint and old pipes. DON'T use the WATER!!! The pipes are also dated and the TOXIC lead scales in the faucet water are off the charts. Want cancer from cooking or drinking water or making ice-cubes? Move in. It's a good way to kill yourself. Want a hot bath or a shower? Good luck. Boiler always goes out, anne hot water runs low as the system isn't up to par. You will rarely get lukewarm water. The entrance ways are always slippery when not rains, without wet floor signs put out half the time. Elderly- beware, you'll easily break a hip. management won't care it occurred on their property. Tough luck is what they will tell you. Garbage is also an issue. The dumpsters are not emptied enough and people don't use trash bags for the trash shoots so garbage is blowing everywhere. Even worse, heat runs off the boiler system and they don't ""convert"" the system until the weather gets REALLY cold. Air conditioning? Forget it. Also runs off the boiler vents, and they aren't required due to grandfathered laws to turn it on until temps reach 90 degrees on a consistent 10 day time frame. You usually have 2 months of sub par air conditioning, better to open the patio doors (no windows in the towers) Rent starts for about 700 square feet at up to $1600 plus your own electric plus your cable plus high laundry fees plus parking PLUS PET RENT that is astronomical in rates. Ever since the new ""management"" took over people are skipping on their leases due to problems, very rude office workers that will act as YOU OWE THEM for making their 10$ an hour. Service team, should you want anything fixed, is UNION and come when they want to, IF they come at all. Have your bicycle parked on their racks in the garage? If they are parked and chained, after a month or so they will cut your chains and donate your bike to ""charity"". This place is a joke. VERY noisy with paper thin walls, and you can smell what the neighbor is cooking or smoking directly through the vents that circulate the building. I smell curry constantly and it stinks up my ""luxury"" apartment. If you are stupid enough to come for a tour, ask to see the garages. THEY LEAK and if you get a ""pond"" where you normally park, they will run a small machine to pump out the water and not allow you to park in your paid spot. Pay at the meter- more money. Halls are very dirty too- ask to see a few floors. Carpets smell musty and are rarely cleaned. Living here for a year I have NEVER seen the carpets cleaned. Office does not return voicemails. If you want something ""solved"", visit the office and try to get a manager. Good luck. Always just a secretary who won't relay your messages. I can't understand how this place is a member of the BBB. Grounds are messy and littered with dog poop. They cut back spending and no longer provide doggy-doo bags and most people leave their dogs' droppings wherever they please. Obviously this place does no background checks. We are out of here as soon as the lease is up, or if they evict us it will be a blessing. Don't put yourself through this living hell and be fooled. They charge Chicago downtown and Gold Coast rent for a crappy suburban area- and your rates will go up $300 after the first year- with a surprise note. Upper level apartments and lower level apartments leak when it rains. And in the flat top buildings, so many have complained that they come home to wet carpets and mold is all over the place due to this. BLACK MOLD. Good luck- you are better off living on the South Sid eof Chicago risking bullets. Our apartment has been broken into TWICE and we had 2 plasmas and a new computer stolen. My advice, run away fast.
