Ryan and 360 Dwellings are top-notch.
We bought our second home with 360 Dwellings, after sacking a Remax agent for being impersonal and pushy.
Ryan didn't require us to sign an exclusivity agreement until we were ready to make an offer. At that point, we were very happy to! He was very flexible with our appointment times, as we both work 9-5. He adapted to our plans, and would setup showings at a moment's notice, if we happened across a house while we were driving that struck our interest.
We ended up going under contract on two properties. In BOTH cases, he helped us negotiate a price that was 20-30K below asking price. Also in both cases, our settled price came in significantly below the appraisal. If you want an "ethical bulldog," then Ryan is your man.
