Never rent from these people!! but if you do...BEWARE! thoroughly inspect the property PRIOR to your move in. and DONT MOVE IN UNTIL ALL THE WORK IS COMPLETED. Never rely on Andrea's word, it means nothing. The Property Maintenance Contractor, her "Uncle" aka Mr Blazed, to do a thing, except give you an exceptional impression of Chong from That 70's Show. This property maintenance division of AdvAZ will not complete any work even if it is completely against the county health code. Nor will they respond to a 10day notice to cure, with anything other than a BS letter if they remember to send one. They have a habit of "back dating" correspondence with thier postage meter as well. When you happen to fill out the application & go to sign your lease, be sure to take a trip to the back patio of the "home ofc", you'll find a little more than cigarettes, and there is no RX written for it either. Andrea is perfectly content to have you pay high $$ for a rental home, that has asbestos, black mold, pests & rodents, and filthy upon move in. Of course they will not refund your cleaing deposit either. If it your property requires landscaping be prepared to do it yourself upon move in. It wont be done. Again dont expect a refund of your deposit for that or a discount on your rent. And should you pay a "licensed contractor" with your 3 estimates to have the work completed, they still wont pay or discount your rent. However, if you need a place to squat, just call the ofc to view the property you want to view, she'll give you a lock box code, and you could probably stay for at least a month before anyone would notice. Which is most likely why if you rent from them, you will arrive at your new residence to a filthy property and toilets full of poop. Other tenants that previoulsy rented the same property I did, as well as confirmation from the neighbors attest that Advtg AZ, is a real piece of work and will not do a thing. They are a nightmare. With shotty half a## repair work if that is what you call it. Once you sign your lease, your on your own, to bad so sad. Even if you have filed your 10day notices to cure/remedy, made a partial payment on their website (which once accepted is an acceptance of a partial payment per ars?), and hire your own contractor, etc. If you dont buy yourself out of the lease, you'll get hauled to court and evicted. They will keep your things, they will not answer your calls, as they have caller id, they will not reply to an email, certified letter, etc. Your best bet is to make sure you have a lawyer on retainer once signing a lease with this so called company. After my experience, and buying my way out of the lease, I contacted the owner of the property I rented, forwarded to her all the documentation with pics of her property, and she was so upset with Andrea (Brokers Daughter) & AdvnAZ she FIRED them!! Karma is a cool thing....even when youre not hiiting the --ng!
