We moved cross country & had absolutely no time to find a place. Esplanade office seemed decent. We've had no problems with previous apartment complexes ever, so we didn't expect what was coming to us.
When we first moved in the apartment was filthy dirty. The carpet in the bedroom was filthy & smelled like cat pee. The fake wood laminte flooring in the kitchen & living room was so dirty when my daughter crawled on it it turn her hands & legs BLACK! After couple weeks of complaining we finally got them to replace the carpet & had them steam the floors (after I had a dozen times). Even then they did it reluctantly with comments "your kid isn't going to pee on it'" But it still reeked of cat pee if we were gone all day with the windows & doors closed. The windows are moldy & leeky. The outlets in the bathroom & kitchen were not GFI. None of the screens & windows were without holes. Which led to a major flea problem.
We lived in the animal sections because at first we had out dog with us but quickly sent her to live with my brother-in-law. Too many neighbors let their dogs off leash & would attach our dog. After our dog had been gone for several months we had a major flea infestation & we were out of our apartment for 2 WEEKS! When we had called to report the problem in the first place the girl had put down "bug" problem & so when pest control finally came they hadn't sprayed for fleas. So we had to wait another week for them to come around again. Esplanade DID NOT COMPENSATE us whatsoever for those TWO WEEKS & blamed it on our dog that had lived with us for not even a month & had been gone for several months. As if we would live with fleas, let them bite us for months so we could claim its not our fault. Also nobody picks up after their dog. So there is poop everywhere. We had chatted with a maintenace guy & he said "yeah, it's this bad all the time. I hate coming over to this side, I always get flea bites."
The neighbors are completely shady, all of them. People having sex the hot tub at all hours, during the day even I kid you not. We knew who they were & reported & Esplande did nothing. There were drugs deals done daily all over the complex. We'd come home to find them sitting on our door step drinking & what not & only way to get them to leave is to pull out your cell phone & start calling the cops. Which was done more than once.
Back in the apartment, above our bathtub the ceiling started leeking. We called maintence & we ourselves had to get our upstairs neighbors to stop using water till the "fixed" the problem. Their idea of fixing the problem was to put caulking around the upstairs tub, period. We complained & nothing else happened. When we moved out there was a big crack in the drywall which looked like it was going to come falling on us any day. Two months before moving out there was a termite problem. Which again took more than a week to get around to.
Parking is a total nightmare. People always park in your assigned parking. It's incredibly tight.
The office is incredibly to deal with. They do not want to help whatsoever & will make any excuse not to. We have been moved out for 2 weeks & have yet to see our deposit. Which they have already taken half. We put down $500 (pet deposit included). We have yet to see any. When we inquire about it, they know nothing & say they have 21 days to get around to it. Which we doubt will see a penny. Though we left it in better condition then we received it.
DO NOT MOVE INTO ESPLANADE, YOU WILL REGRET EVERY MINUTE YOU LIVE THERE.
