Horrible property manager. Worst mistake you can make. I rented for 3 years never once late and in the past 6 months since Warner Quinland took over nothing gets repaired I literally have water leaking through my walls and since I got no response from the agent I contacted the owner than came home to a eviction notice even though my rent is paid and I did nothing wrong. more

AWFUL EXPERIENCE!!! 11/17/2011

I guess I can't rate in negative stars??? Too bad.\r My experience with Warner Quinlan has been absolutely terrible!!! \r The responses I get, when I get responses, from the property manager are incredibly defensive and unprofessional. The previous tenants were forced to show me the property prior to my move in and warned me about how unfortunate their experience was with the property manager. I wish I would have taken that to heart and continued on my search for a home here in Orlando. I actually really like the house I am in and would remain in the home had my experience with the leasing agent been better. Issues that were to be addressed prior to move in remain unresolved...\r When the lease is up I am out and will NEVER use this company for anything again. Friendly staff that is super helpful. When someone didn't have an answer for an issue right away, they called back within 24 hours to give me an answer. Timely, professional, and understanding. Highly recommend renting from them!! more

too many repairs 5/11/2011

The house I've been renting from warner quinlan has needed way too many repairs. I know its not their fault but I wish the owner would put some money into the house!! The people who work there are really nice and try their best to get everything taken care of, i just wish this house was in a little bit better condition. more

Great Property Managers-Professional and Honest 5/9/2011

Warner Quinlan has been managing our long term rental for the past two months. This has given us time to assess their work and write this commendation based on our knowledge of them so far. Our home was previously with a management company who could not provide us with a satisfactory service and was hiding the fact that they were in serious trouble and near collapsing. Due to this, we felt that we had to act quickly to find another company who could take over the overseeing of our property and our long term tenant. Warner Quinlan have been quick acting, professional and coordinated in the handling of the transfer of our Florida home from the previous management company into their competent hands. In the first few weeks there were a lot of communications with us going back and forth from their people on the ground in FL and also with their UK contact person which allowed us to get a clear picture of the situation on all levels. Friendliest Staff Ever! 4/18/2011

We rented a home in the UCF area of Orlando from Warner Quinlan for 2 years and it was the greatest rental experience I've had so far. From the moment we met our original property manager Rose to my last conversation with Kathy who took over for Rose when she went on leave, they've been the nicest people I've met in all of my dealings with rentals. From the front desk to people I've only shared the casual ""Hi"" with that work in the office they are all very nice and I've never had one of them be rude to me. We moved because we decided that we'd like a pool home and none were available at the time with them. If there were it would have been a no brainer to stay. They even made it possible for us to extend our lease for 3 months in hopes that a pool home would become available with them. Our security deposit was returned in full with no crazy fees or deductions taken out. One thing to remember when renting is to read and abide by your lease if you don't you can expect to have a bad experience. If we are ever looking for another rental Warner Quinlan will be the first place I look. more

Awful company and agents! 4/18/2011

I was looking for a home to rent and the office was rude and not professional. After leaving several voice messages and emails, I never received a call back. I finally got a hold of the listing agent, Cathy who was short, rude and un professional. I would NOT recommend anyone doing business with them. more

Good agent, bad owner 10/21/2010

I have found that the Agent, Nicole is willing to do the best for the tenants of the properties she manages. The owner of the property we rent, however, has been a problem.\r \r In lease negotiations, we had agreed upon a lower rent than was advertised, on the condition that we sign a two year lease, as well as paint the interior ourselves (it needed it). At the lease signing, my wife noticed first that it was a one year lease, which was quickly changed and initialed. No problem. Then things went very quickly to the back page and signing. I thought everything was fine. About an hour later, I get a call saying I needed approximately $200 more, and she could ""provide the breakdown if I needed"". Again, no big issue, I just thought it was a normal oversight. After the first month's rent was paid, I got a call from the office saying I owed them money. I said, ""No, my rent is on time, and paid in full."" The (very nice) girl said okay, and I heard nothing more. \r After two months, I get another call saying I was behind in my rent and have been each month. I was terribly perplexed. What was going on? I called Nicole, and she informed me that indeed, the lease I had signed was at the advertised rate. I was shocked, but after looking at the lease, I could see that she was correct. After changing the lease to a two year lease, they had neglected to change the rent amount as well, as I had thought. I reminded her of the situation, the agreed upon conditions, and even had my own leasing specialist (who found and negotiated all of this in the first place) contact her to back me up. I asked her to, in good faith, contact the owner and get things sorted out. I also acknowledged that indeed, I had signed the lease at that rate, but unknowingly so, trusting that all mistakes had been fixed. That since we had changed the lease to two years, that that was an indication that the amount should have been changed as well. \r She then checked with the homeowner and the owner said he ""didn't recall any such agreement."" I can hardly believe that the owner also has so many homes that were leased at the same time that even he can't recall an agreement on rental terms! \r THEN after we moved in, we found the previous tenant's lease, and it was for over $400/month less than what we are paying, and had half the pet deposit (with another property management company). Justify that! Since the owner will not talk directly to me, I can't even give out his name to warn you which properties to avoid.\r On the other hand, when we had a repair issue that we felt we were being unjustly charged for, Nicole went to the bat for us, despite the fact that she represents the owner, and got him to remove the charge for us. Kudos to her! more
