If I could give UIP and The Sedgewick a negative rating I would. The staff are the most useless rude, incapable group of people I have ever met.

The following is my opinion and seeks to offer advice for current and prospective tenants of UIP properties based on my experiences with UIP Property Management:\r \r When my boyfriend and I toured the property in mid-October of 2012 our leasing agent Layton Wilson told us that he would offer the rest of the month of October to us free of charge and that we were welcome to move in as soon as the refrigerator was moved back into the kitchen (when we toured the apt the refrigerator was in the living room). On October 19-20 we were told that we could move in, and upon moving in noticed that the refrigerator was still in the living room. I now understand that a refrigerator in the living room is a MINOR overlooked item compared to the mess that is UIP Management.\r \r My boyfriend and I were asked to resign our lease a week after move in due to a mistake on the management's part, and we asked for copies of our lease as well as our mailbox keys. We were NEVER given a copy of our lease and we received our mailbox keys over a month later. Not holding LAYTON's hand while he made those copies was our biggest mistake, as UIP would later claim to lose all of the leasing documents (as well as the concession forms we signed), and charge us for rent for ALL OF OCTOBER when we moved in on October 20. We found out about this whole mess after we signed our THIRD lease for the property, which was necessary when we changed apartments due to a MICE INFESTATION in our first apartment.\r \r We had not been in our first apartment more than a month when we noticed mice running along the floors and found their droppings EVERYWHERE. We caught 7 or 8 mice in a matter of weeks, and although maintenance was prompt with setting traps it did not stop them from coming. UIP offered to move us to a different apartment, and we agreed. It was at this time that we signed the third lease, and instead of listing our correct October 20 move-in date, they listed it as October 5. We didn't think this was a big deal, since we were offered all of October free. In January, after the third lease was processed, the charge for October 5-October 31 showed up in our online rent payment system. When we disputed the charge they said they would ""look into it"" and then told us that they lost all of our leasing documents, the same documents that contained the form that we signed acknowledging the waived rent for October.\r \r So now it is July and we are still fighting this fight. We moved out last month due to repeated mice infestation in our second apartment and, although we forwarded emails from Layton acknowledging the waived rent for October and emails from the former property manager Charles Keys letting us know that there would be no penalty for moving out before our lease was up (because of the mice infestation) we are still receiving statements from confused UIP accountants because, it seems to me, no one has properly communicated this information to the appropriate parties within UIP.\r \r If you have a pet snake and are looking for free snake food and have a higher than average tolerance for obtuse and irresponsible people, you should seriously consider making The Policy your home. Just make sure you take pictures of all of your leasing documents at the time of signing. Good luck!\r \r more

My experience with UIP Property Management has been very unpleasant, based on a lack of information during the leasing process, lack of response to my phone calls/emails about problems and overall poor customer service. more
