The Fillmore Center is the worst building I've ever lived in 9/9/2011

The building manager, accountant and leasing agents perversely seemed to take pleasure in behaving as unethically and unpleasantly as humanly possible. Some lowlights of my horrific one-year experience living at The Fillmore Center: -Dog poop in the hallway for several weeks. I'm not sure if it was ever cleaned or if it just naturally disintegrated into thin air. -""Resident services"" lost my packages multiple times without ever offering an explanation or apology. One time they simply told me to call Amazon and ask them to re-ship my order. -Loud fire alarms went off several times a month, usually after midnight, and continued ringing for 30 to 45 minutes each time before the fire department arrived to shut the alarms off. -Other residents of the building seemed mentally ill. They caused loud disturbances in the hallways and courtyard at all hours of the night. They threw glass bottles off the roof on more than one occasion. -The Fillmore Center borders one of the most unsafe neighborhoods in SF. I was threatened by an individual loitering outside with a large group less than 2 blocks from the building. While walking home with my girlfriend and carrying a pizza on a weekday afternoon, he told me ""you're lucky I'm not hungry right now."" -The maintenance guy acted like I was grossly inconveniencing him when I called to request a repair to my washer/drier within my first week of living there. -The Fillmore Center is apparently a designated Section 8 housing unit. An elderly lady moved in down the hall from me and boasted that her rent was only $300/month. My studio had the same size and layout and was almost $1600/month. This woman also mentioned that she was homeless before moving in to our building and, while she was a sweetheart, would regularly knock on my door to ask for money and food and to borrow my cell phone. -I caught a younger homeless woman taking a dump in the stairwell late one night. To her credit, she appeared to be disposing of it in a plastic baggie. -Building maintenance seemed non-existent at times. Light fixtures were often hanging off the ceiling; the front door and exit from the parking garage were often broken. Trash littering the hallway and elevators seemed to be the accepted norm. -Unpleasant personalities throughout the staff with the exception of security personnel. -Thin walls allowed me to hear neighbors and every single person who walked by my door. -Extremely shady billing practices which took substantial time and energy to clarify and rectify with the building's accountant. Expect to pay much more than the advertised monthly rent, and don't expect to ever see your security deposit again. Bottom-line: if you like being treated like garbage and want to live in a building that's also treated like garbage, The Fillmore Center might be your dream home. more

IF I CAN MAKE ANOTHER DOLLAR ON RENTS, I WILL - Paul Hyams, Gen Mgr of the Fillmore Center 5/26/2008

From MultiFamily Executive Online \r \r ""...we'll use all the tools at our disposal, Hyams says. ... this is a business, AND IF I CAN MAKE ANOTHER DOLLAR ON RENTS, I WILL. There's other things you can do besides push the rents to add to the bottom line, Hyams says. In particular, Laramar is having some success with unbundling services and amenities from the base rent and up-selling those perks (along with their associated fees) into the rental agreement. Increased deposits, pet rents, and parking space fees have all been identified as possible areas at the Fillmore Center where additional operating income can be gleaned without jacking up advertised rents. \r ---\r That should tell you everything you need to know about this complex, which former Mayor Willie Brown wanted to convert to low income housing since 20% of the units were not habitable when they built it. Unless you get your jollies interacting with incompetent and just plain arrogant jerks in the office, save yourself the torture and go elsewhere. If the plans are for you to end up in Hell, you will get there, trust me - but don't rush it by renting here. Cons: Awful staff, high crime, shootings, warfare, substandard construction in case of earthquake more

Beware! The Fillmore Center is no good!! In our opionion they care ZERO for you. 10/19/2006

These situations I will speak of actually happened, nothing is false. On our last day we turned in our keys and at the same time we SIGNED a letter stating WE CHOOSE AND DISIRE TO BE PRESENT AT THE WALKTHROUGH. This was the correct procedure as notified by the employee in the Resident Center that day. So 3 days later we show up and proceed with the walk. As we enter the unit we discover that walkthrough had already taken place without us. We return to the office to speak with someone about why we were not involved. Shortly after arriving a woman from the maintence department came to speak with us. Immediately she was on the defense, just straight up rude to us. In fact I started to talk and she said to me ""stop talking and listen"". I could not belive the lack of customer service. Buy I guess we don't matter because we moved on to somewhere better. Let me give you a couple of other reasons to continue your search for your next home. On January 1st 2006 at about 10 am we were robbed. My girlfriend walk out friends visiting from San Diego to the parking garage and wished them good bye. As she returned she found a man in our house holding a purse, laptop, jewelry box, and a portable DVD player. Luckily he ran past her causing no harm to her, but he got away with our belongings. When the ""security patrol"" came they sat at our kitchen table and made my girlfriend search our roommates room who's door was shut. REAL TOUGH! There was never any follow-up or letter concerning this day from The Fillmore center. One night returning home we found ourselves trapped in the elevator. The ""security patrol"" said it would be about 2 hours for a tech to come out. It's around 2am. I chose to call the SFFD from my cell and they had us out in 20min after arriving. Again no follow-up or letter concerning this day from the Fillmore Center. The Western Addition is a HIGH CRIME RATE AREA. I urge you to walk the surrounding streets and see how safe you feel. Pros: By safeway Cons: Boarders the Western Addition, POOR CUSTOMER SERVICE more
