I have been living in a condo in rivernorth that stonegate developed and we just came across molding issues throughout the bldg which is root caused to a faulty infrastructure that the developer implemented to cut cost. A cost that would have been meager compared to what we have to pay for today as part of a special assessment. It is not only the cost but the health hazard that this can pose (eg. Motd in your air)We now are suing this developer. This is not the first issue. In the first year of this bldg in 2002, we had a budget deficit due to Stonegate not paying for the assessments for unsold units which amounted to hundreds and thousands of dollars. A one bedroom ended up paying a 1000 dollar assessment. This developer is very good in selling their condos but once it is sold, you will see the quality issues that arise due to neglect and the greed to make the most money out of their sale. Bldgs that they have sold are in good condition because the owners spent extra money to correct the deficiencies that this developer creates so the worry is not in the condos that are already existing but the ones that are new and out for sale (eg. Sterling Tower). Be careful when buying BRAND NEW PROPERTIES from this developer.
Pros: the condo is aesthetically beautiful
Cons: when it comes down to the meat and depth of quality, stonegate does not deliver
