Do not rent from this agency! They are absolute crooks, who will try to squeeze as much money out of tenants as possible. I left my apartment in impeccable shape when I moved out. At the walk through the leasing agent and the maintenance person even said that my place was in great shape, and that what they could see was just usual wear and tear. However, when I got my deposit back they charged $50 for cleaning the carpets and $110 for cleaning the apartment. There is no way that cleaning the apartment costs that much money! When I asked about it they said this is what they charge and they had to clean some grout on the tiles as well. This is a horrible way to treat faithful tenants! Please, please, do not rent from this agency! I know their places are cheap, but you will serve yourself much better if you go somewhere else! They are crooks! more

Horrendous agency - I live in its 'best' apartments, Ambassador, and if that is its best I would hate to live in its other apartment complexes. \r Internet is horrible and undependable which is extremely hard to deal with when you are a college student and have a job requiring work done at home online. I have complained a total of 20 or more times. The floors they 'fixed' moving in broke under my foot stabbing me and its still there after 3 months because they won't fix it and I have complained more than 20 times. The gym and the community room is closed often, etc... more

These guys will do any thing to add on extra costs and squeeze extra money from you. Do not ever sign up to rent from this company. While their rent may look cheap on the surface you will end up paying out the nose to move in and to move out. Pros: null Cons: null more

My wife and I rented an apartment, after moving to Springfield, while we were house shopping. We requested a six month lease and let the leasing agent know that we were buying a house and would probably vacate early and agreed to the fees for early lease termination. As suggested by the leasing agent, we had out utilities added into our rent as a set monthly fee. Any amount that was unused would be returned to us. more

If you are considering renting from Southwood Properties because of their reasonable prices, please take my advice: Pay a little more to rent elsewhere. more

This company is terrible to deal with. We rented an utilities paid apartment for our son at Missouri State in 2010. The apartment was missing light bulbs and I went with a associate to get bulbs which he could not find so we supplied our own. On termination, we were charged for bulbs. The bedroom wall air conditioning unit was loud and we were told it would be repaired/replaced promptly. It eventually died (90 degreee heat) They finally took it out and covered up the hole with a tarp and duct tape. The included internet was nonexistant. On lease termination they come up with all kinds of stuff that was wrong with the apartment and we had to pay $190 for cleaning, paint, light bulbs and a ficticious broken oven handle. It took more than 2 weeks for anyone to get back to me or my son. They then refused to talk to me as my name was not on the lease. Finally an itemized bill for the above was sent. Stay away from them. They will tell you what you want to hear and then do what they want to do. It was a life lesson for our son. more
