Major yard overhaul 1/4/2010

I have very mixed feelings about Small Tractor Company. We gave them lots of work to do: installing a deep drainage system around the house, leveling the back yard, installing a retaining wall, building a fence, and adding stairs to the deck. We went with STC because they could do it all. Other companies just bid the drainage stuff. Communication between what we wanted, what Ray thought we wanted, what was written in the contract, and what the workers did, was consistently terrible. But their work was generally good. I was impressed with how friendly the workers were. Usually construction folks come across as pretty rough, but these guys didn't. Their written contract has a clause, "changes will be billed at $xx/hour". BEWARE of that clause. Several times, Ray or Workers said, "we can tweak this, no problem", without mentioning that it would cost $$$. Most of the time, any sub-projects were assigned dollar values beforehand, but sometimes they weren't, leading to surprises. At some point they accidentally crushed our sewer line (we didn't know where it was), and repaired it for free. Technically they weren't responsible for fixing it, so ... that was very nice of them. The communication problems and random unexpected charges were very frustrating at times. We wanted an arch in front of a gate they were installing. Ray verbally agreed to do it, and I'm pretty sure he included that in the initial contract price. But "install an arch" somehow got forgotten in the written contract. There were several details that were poorly communicated that led to some disappointment. When dealing with these issues, Ray communicated the costs in a way that sometimes seemed manipulative (aka surprise charges, or "yah, technically you're not supposed to pay that $100, but if you don't pay that, I'll charge you for the $400 of work for something we did over there". He may have been correct in some cases like this, but it just came across as rude. The fence, stairs, and retaining wall are all good quality, plus or minus some minor issues. Would I recommend them? As long as you make sure the written contract includes every detail, they'll probably do a good job.
