First moved in the grounds were nice, mangment seemed to care. Now the place is crawling with rats, I dont think the boxes are every redone. Pool is way overcrowded, gym is full of teenagers, police are always there. Management NEVER answers the phone nor do they return calls. We cant wait to our lease is up to move out. DONT RENT FROM HERE more

River ranch town homes are the pits! People who want a nice place to live: be advised that this is not the place! There are nice apartments in town, just not here! Do not be fooled but the well-kept grounds and gates, there is nothing nice about this place. Roaches and rats are lurking around each corner. Dirty & rude neighbors are in every building. We have had our apartment sprayed over four times in 5 weeks and yet the roaches return. Against the advice of the exterminator himself, River Ranch management refuses to tent their buildings, vowing that topical spray will eventually kill the pests…. If it doesn’t kill its tenants first! more

This has to be one of the worst places to live in Canyon Country. When I moved here it wasnt as bad. It seems in time its just getting worse and worse. I have been here a year and half and they have not had one steady manager. They either get fired or just leave. Besides a few agents working there, the rest are dumber then rocks and have no clue to whats going on. No matter how much you complain, things never get taken care of there. A broken light with the class all over the floor by the playground sat there for 2 weeks with kids playing around it. A resident had to clean up the glass. Police are always there. The quiality of people living there has really gone down. You cant even go to the pool with out smelling someone getting high. The gym is always full of teenager messing around so you cant work out. The office staff will tell you one thing but then to something completely different. Needless to say were moving in 2 weeks..... dont move here Pros: there are no pros for living here Cons: everything about it more
