When I first called around to prop management companies, I talked with Richard who prides himself on outstanding customer service. I was initially impressed and he went to assess one of my residential properties and called me days later saying he couldn't get in. I was surprised because I asked him to call if he had any problems with the lockbox. Anyway, later I called to arrange a meeting, and called back about three weeks later two more times. Finally, I received a call back but at this time I was hesitant to do any business with them as if they don't call me back unitl weeks later after several calls what happens if a tenant calls once with a leaking pipe that's flooding the house? Before going out to the property again, he wanted me to sign a management agreement for no less than a year and he changed his prices from 8% to 9%/month. I then questioned him a little more about his subcontractors which he said were on the low end on the pricing scale; however I didn't mention that I thought that $65/hour for someone to replace a GFI outlet plug was on my high end. When I expressed hesitation about doing a management agreement for year or more without even an initial evaluation (he hadn't even stepped onto the property yet), he basically got very SNIPPY and hung up on me and said to call back if I changed my mind. Needless to say, even if I did call back to hire them, it is even doubtful they would return my call within the week.
