Everyone be forewarned! I have had the great disatisfaction of service that was provided by Paul Garrett and his ""team."" I will warn all of you who are considering from hiring him as you property manager.
He will present himself as having a professional business with plenty of help. The only people that work for him are his wife, some other relative who answers his phones, and I believe he just hired a realtor. Do not believe him when he tells you that your tenants concerns will be addressed right away because they will not! He will come up with excuses and will not return emails or phone calls. He charges an additional 15% if he has to have his contractors go out to your property and fix things...this is on top of the 10% you're already paying him!!! I had to address some issues myself and he didn't even consider dropping the 10% for that months service.
Till today, I am having a very difficult time getting a hold of him. My tenants were very disatisfied with him and I must say, so am I. Let me go on with my review...he will have a ""forwarding"" automatic email reply on his account, his phone will be forwarded to his answering service, and his secretary never knows when he'll be back in the office. I've actually had to go to his office unannounced to catch him there...which rarely ever happened because he's never there during his posted office hours. As for the contract, he'll tell you he'll put specific needs on it, but will never go out and address it. I had to constantly be on him to go out and get work orders done.
In all I was a very angry and disatisfied customer. Please don't put yourself through what I did. He is not what he says he is and his services were not what he said they would be.
