Orchard Lane Mobile Home Park

This place is close to everything. The max line, wal-mart and all the crime that comes with it. I've had a man brought down at gun point on my front lawn. I've had the police chasing a man in a car through my part of the park. My neighbors has their door kicked in at Christmas and their gifts stolen. A drunk resident crashed into a pole in from of my home, and more. It's over run with large families that let the kids run wild. Rules are never enforced. The managers, Jack and Cathy, are never in the office. You may see them for an hour here and there but that's it. I've lived here four years. We've been through three sets of managers. One worse than the next. I'm sorry I ever moved here. I'm working overtime to get out. I wouldn't dream of raising kids here. People who like this place are the old folks who have nothing better to do than sit at home and converse with the managers. Those who work, and would like to sleep before 10pm are trying to leave. Several complaints have been made about drug use on the front porches of some homes. The police know this place well. Run!!! more

This is an older park but is close to everthing. The managers have really cleaned up the place. They are very nice and are helpful.The place looks better than it ever has. Its shameful that people who dont live here have to complain about it and say things that arent true about our managers. Apparently they dont have anything better to do!! Nothing special to list about this hole. All I can say is do not buy a home in this court, RUN RUN as fast as you can, buy your home somewhere else. Infact I will give mine away, just to be able to walk out of this nightmare of a mobile home court. The rules vary for all tenants. The mangers are terrible, they keep bouncing in, then out, as they can''t function with the ""Regional managers"" more than likely, if all was to be told to the tenants. They are raising rents two times a year. charging for more and more things, like electricity, water, garbage, cable tv, etc... they keep on tagging on more things, but you can not use your water outside without being yelled at. You can pay for the water, 45.00 a month for water alone, LOL, but you can't use it. You definitely can not wash your car, you must drive it around filthy. This place is a filthy mess, ever since the skilled manager Erv and his wife left, it is nothing but a nightmare. They knew how to be a manager. Not a nuisance to tenants like all these others... This park has had some real problems in the past with rules only applying to some. But the new managers are very down to earth and are making some good changes. I've lived here for over a year and I'm already seeing things change for the better. Pros: Close to good shopping Cons: taggers and noisy neighbors more

Not friendly to kids in this park. Very leinent to certain residents while hard on others. Serve notices for lawn care when the park is not always maintained when should be. Park managers park on street after hours but residents get towed if violated. Managers have a superiority complex and are not very community oriented. Don't communicate with residents that they don't know.\r Bad Place to live. Lots of traffic to certain parts of park and frequent police visits. And taggers have just moved in to the neighborhood.\r Not recommended at all! more
