There are pros and cons, I would say overall it's very negative. So here are the cons first.
1. Poor insulation at end units, very cold in winter. Room tempurature will stay at 50 degrees and the gas heat will not reach bedroom. You need portable eletric heater, because the owner will not spend a dime to fix it. The heating will run you about $150 a month at least. Sound proofing is equally poor, you can hear your up stair neighbor walking and coughing.
2. Business practice is predatory and abusive. Rent is due on 1st of month, and late fee is charged if you paid on the 2nd.
Deposit is $900, and they will charge you over $600 for normal wear and tear, such as cleaning carpet, kitchen. If you leave within 3 years, they charge you for the paint job, too. No other place that I know of does this.
3. Ocean ave is very busy street and dusty. You can forget about inviting people over to have party, because there is no parking on the street at almost anytime.
4. The parking lot is not safe. Tenants requested security camera to be installed after some car got scratches and others got rear windows shattered. The owner/manager refused, saying the cost is too high.
5. The swimming pool does not have fence and the side walk is very narrow. If you have small kids, you better think again.
6. No appliances provided. Oven and rangehood old and inefficient.
Pros:
1. Manager is quite friendly, and simple maintenance request such as unclogging the sink and toilet is prompt.
I would say avoid this place if you are not already living there. They won't give you a upfront disclosure, but instead slam you with hidden costs when you move out.
