Avoid unless you need to relocate quickly 2/23/2012

The rent is very high for a substandard complex. The heating system is adequate, but charging for it through a 3rd party contractor and not direct metered billing by Central Hudson is pretty ridiculous -- there is no way to audit your own use of heat, and the contractor -- a company called ista North America -- is terrible... They charged a delinquency fee for a check that was mailed to them a week prior to due date, and charge an extra administrative fee (on top of a base administrative fee) in order to process electronic forms of payment. Unacceptable. The walls/ceilings are shockingly thin, you hear every single foot step above you and loud music, porno, etc. blasting from any of the adjacent apartments. Once there was literally a gang outside of dozens of teenagers screaming, hollering, hitting cars and being idiots. I know this is common (or expected?) in dormitories/apartments, but I've lived in 4 residence halls and 2 apartments before New Paltz Gardens, and it is worse he more

I do not recommend and I would advise others to look for other places to live. The place is unsafe, I have heard of several dog attacks which one resulted in a dog?s death and the owner being bitten. 15 or so cars have been broken into. Mice issues not just in the basement apartments. Several basement apartments had flooding issues and your renters insurance doesn?t cover the damages and the apartment complex isn?t being held liable. Those once flooded apartments I would be cautious of mold. They charge you community heating which they claim is legal but why should I pay for someone else's heat? more

Falling apart and will rip you off! 1/18/2012

I also had a problem with mold. This was in part because my living room ceiling was leaking, they "fixed" it by SPRAY painting over the stains the leak had caused. Not surprisingly, the issue continued.\r \r I lived at New Paltz Gardens for 3 years. The place is a dump. They don't fix anything properly. Such as the living room celling I mention above. Another example is the front door to my building which someone kicked out, breaking the frame so it didn't close, this was never fixed. When I moved out one of the maintenance men came to the apartment to do the final walk through, he stunk of alcohol and wanted me to sign the document with out him filling any of it out. When I said no, he got angry and said that now he was going to screw me out of my deposit. I confronted Tracy in the office, she took the maintenance guys side. I called the head office in New Jersey and left a message, they never called back. DO NOT RENT HERE! more

Nice place 4/2/2010

I disagree with the above reviews. I have never had an issue with mold or anything of that nature. The staff is helpful and friendly. I am a single mom and find that rent to be comparable to other apartments in the area.\r Besides your ocassional loud college kid......a nice place to live. more

Mold and mildew! 3/1/2010

Please do not move here - you'll thank me later. I lived here for 3 years. In the beginning it was ok, staff was prompt to fix things and courteous. The ladies in the office soon became bitches though. \r \r They keep jacking the rent up every year, by a huge amount. The windows are drafty and paper thin, they need to be replaced. The managements solution is to charge tenants for heat, rather than fix windows. If you have your windows open they call you and reprimand you for wasting resources.\r \r My biggest concern and my reason for moving out, was the mold and mildew problem. Seriously - check out the roofs of the buildings. You can see one from main street that is covered in a blue tarp. There is mold and mildew everywhere. The last lease they gave me was about 20 pages long and had an entire page devoted to how it was the tenants responsibility to clean with mold and mildew cleaners once a week, in closets, in bathrooms, around windows. This agency runs all the garden apartment complexes around the village that mostly caters to the college students. They charge you exorbitant amounts of rent, and then bang you for the full security for silly things like a dirty walls or broken light bulb. PROS: you don't live in the dorms....keg parties CONS: expensive, landlord has agreement with town clown [police] to patrol more
