Reading the previous reviews , I have to chuckle. Those so disturbed regarding the experience here are either amazingly uninformed or simply angry people with very little understanding of the rental market in Santa Barbara. Yes, Jean is a bit controlling, but I have always found that if you follow simple rules and expectations, as an adult you should not complain if you break them. There is nothing expected here that any responsible property owner could not require from tenants. These are mobile homes after all and have certain limitations. When searching for housing it is your responsibility to be aware of expectations and responsibilities. The rental rates for a single family home in SB are among the highest in CA. Allowing for month to month rentals, encouraging pets and requiring tenants to be considerate and quiet while maintaining order is unique and almost impossible to find in this community. Believe me I have done and continue to do research of the market and this is the most reasonable rental cost for comparable properties. Those of you disturbed by the requirements for simple maintenance of your ""home"" most likely have no idea of what other property owners also expect. I have found Jean to be extremely responsive to maintenance requests, very respectful of me as I am of her. I would expect those of you who are upset that there is monitoring of the property would be the first to scream if there was little control and everyone was allowed to disrespect the homes and each other. So, anyone considering a move here should ask questions, read the agreements and even ask to speak with current tenants. Of course, you could rent a little apartment in a retro motel with screaming kids, loud music, paper thin walls, smokers and absent owners.... and pay even more! more

If you decide to live at Los Amigos, do not complain about the ants, termites, skunks, racoons, rats, horrible maintenance, high cost of utilities, horrible heat of your unit during the summer, cold temps during the winter, the constant upkeep of the landscape. Jean Hall will evict you if you dare complain about anything!!! I lived with a leaky roof for 5 months during the rainy season only to find myself being given 60 days notice after finally having my roof replaced Jean never got over the price she had to pay for the new roof to my unit. Everything everyone has said about Jean Hall is true she is a mean old lady! She will make your life a living hell if you make her mad. She is constantly yelling at her tenants for every little thing, i.e. talking to loud at the pool, riding your bike in the park, walking your dog w/out a leash, having to many plants on your porch, parking in the guest parking for 2 min. I could go on and on and on. The tenants there are all very nice, but it doesn't make up for Jean Hall's evilness!!! more

I found something true to my own experience in each of the previous reviews. \r \r I will say that it is a quiet park with a pretty good location and the neighbors I had were polite and considerate. \r \r But these points aren't enough to recommend it. The owner of the park is truly a nightmare to deal with. I did not find her to be an honest dealer. She does spy on her tenants, and I have reason to believe that at least a couple of her long term tenants spy for her. It's absurd because there is nothing untoward going on in that park. It's petty things like parking and overnight guests. \r \r Once utilities are factored in, the rent she is asking is not at all competitive, tenants pay for everything including the water tenants are required to use to maintain her landscaping. \r \r Further, she has managed to have herself and her daughter and son-in-law deputized by the gas and electric companies. They read your meters and bill you and use the opportunity to spy on your household. \r \r I could go on. Just don't bother with this place. more

Jean Hall is emotionally imbalanced, dishonest, and manipulative. \r \r We signed the lease and moved in one week later. That day she came at us hot over the fact that she felt we had too many things. After twenty minutes of sustained tangential ranting in our carport -overheard, we later learned , by many neighbors- she abruptly pulled up and softly pleaded with us to not be angry with her and asked us to visit her office sometime for a chat. The experience was frightening. Absolutely frightening. \r \r Later that day and in days following, one by one, our neighbors dropped by to tell us that they had overheard the incident or learned of it from others, and offered their horror stories. Jean Hall's tenants are frightened of her. This is troubling for many reasons. But several of the neighbors who reached out to us spoke of hard times, that they could not afford to move for various personal reasons. \r \r We stayed just long enough to recover the expense of the move to the park. \r \r We loved all of our neighbors. There are some good people living there, unfortunately for them. But do not move to Los Amigos. It is the most unfriendly place we have ever lived. By miles. Miles.\r \r more

Clean the damn laundry room. I'ts a pigsty. The tenants say the owner lets the tenants do it - she won't touch it. Yea because it's filthy! You make enough money to clean it you know. Also owner is very moody I see and hear. weird somone who has so much money and can be so nice to people till they move in the - tenant doesn't know they have to do the gardning eetc. sad lady. more

I liked the park when I moved in. I had heard stories of the owner how she was controlling and wouldn't take care of problems that came up in a timely manner. \r I found it strange that:\r 1) you have to do all your own landscaping, she won't tell you that when you move in.\r 2 you cant have guests overnight more then a few nights a month - she'll know cause she drives around the park spying on you\r 3) if you need a contractor cuase something breaks on a Friday you probably won't get it fixed until Monday because ""there isn't anyone to fix it"" in other words her guys can't fix it until Monday, she doesn't want to pay a professionel contractor for you\r 4. she has her favorites but if she doesn't like you she'll make your stay hell so you have to move out for your own sanity.\r 5 she kicked out seniors years go - there is a SB court case, look online) and took over the seniors mobile homes and they became hers - she became owenr of about 70 mobilehomes. I can't get over that, tells you what kind of woman this is.\r \r I had to leave for my own sanity.\r but if you choose to move in, good luck!\r more

I lived at Los Amigos Mobile Home Park for 16 years and always felt like it was home. From the first day I went there to look at a home to the day I left I was made to feel welcome and appreciated. Whenever I needed repairs they were handled quickly. There is a great sense of neighborlyness in that park. Most neighbors were friendly and easy to get along with. If I didn't move out of state to join my daughter and her family I would have stayed there as long as was possible. I hope to find another living situation as good as I had there.\r \r Dorie more
