I'VE BEEN LIVING AT THE LIVING OAKS APARTMENTS FOR ALMOST 2 YRS. AND I LOVE MY NEIGHBORS. THE RESIDENCE HERE ARE ALL VERY FRIENDLY AND OUT-GOING. WE HAVE THE BEST ON-SITE MANAGER ANYONE COULD ASK FOR. SHE'S JULIE ZACHARIAS. SHE'S WALKS THE PROPERTY DAILY, GREETING RESIDENCE AND PICKING UP TRASH FROM THE GROUND. YOU'LL ALWAYS SEE HER WITH A SMILE ON HER FACE. MRS. ZACHARIAS HAS ALWAYS DONE HER JOB AND THAT SHOWS THROUGH HER WORK, AS WELL AS HERE COMMITTMENT TO HER TENANTS. SHE TRUELY ENJOYS HER JOB. I HOLD THE POSITION OF THE COURTESY OFFICER HERE AT THE LIVING OAKS AND I, MYSELF COULDN'T ASK FOR ANY OTHER MANAGER TO WORK FOR. JULIE IS A WONDERFUL PERSON AND IS ALWAYS THERE IS HELP ANYONE OUT WHEN NEEDED. SHE'S ALWAYS THERE FOR HER TENANTS. SHE GOES OUT OF HER WAY AT TIMES TO HELP HER TENANTS, WHEN TIME IS NEEDED. I LOVE HAVING JULIE AS MY NIEGHBOR AS WELL AS MY BOSS. I WOULEDN''T WANT TO LIVE ANYWHERE ELSE. I ENCOURAGE ANYONE TO BE PART OF OUR COMMNITY. YOU'LL TRUELY LOVE IT!!! I have lived in Living Oaks Apartments for the past six years! I have dealt with Julie Zacharias ever since she has been on this property. I have never had any problems with her or her work! She has been the BEST on site property manager that this property has ever had! She is always friendly, prompt with her work and stays on top of all of the maintance work that I have had done since she has been here. I have never had an on site property manager to do a better job than Julie! She even goes so far as to ""baby"" some of her residents by keeping their pets in her own apartment or the office bathroom because they are bothering other residents. She has always gone above and beyond what any on site property manager has to do! Pros: The Staff! Cons: Not any! more

I lived at the living oaks apartments in red oak texas for 2 and a half years. The last 7 months that i lived we got a new on site manager, julie zacharias, thats when the problems started. she lied to me about a late fee and was rude to me on several occasions. upon my moving out the only damage to my apartment was a broken window blind. i was charged for resurfacing the kitchen counters, and $85 dollars more than i was supposed to according to my lease for cleaning the carpet. When i called the main office, Kara blakney told me she would look into it and then call me back...she never called me back. I then called her back and asked to make an appointment to discuss it in person since i wasnt getting any answers over the phone, she then got rude with me and was cutting me off midsentence and started talking to me like i was stupid. so i asked to speak to someone higher than her she said, ""ha i'm sorry but there is no one above' with a little laugh. I asked to speak to her boss and she transfered me to a voice mail box to a ms hurst. ms hurst called me back 30 minutes later and she was rude to me from the moment i answered the phone. she too talked to me like i was stupid and kept cutting me off. she told me that she was standing next to kara during our previous conversation and that she was in no way rude to me. and when i asked for a list of all the apartments that them managed she accused me of wanting to slander them and would not give me a list and hung up on me! so if i were you i would not live in the living oaks apartment or any of their sister complexes! Pros: very few residents are friendly Cons: rude managment all around more
