While I have followed this advice of my "friends" to patisseries and plumbers, I had not until today taken the plunge into the realm of legal counsel. I am pleased to report that, yet again, my Judy's Book community pointed me to a trusted resource.
I have been sitting, almost literally, on a investment property contract (LLC) for darn near 60 days. I know that timing because the time-limit on signing is about to run out. I have read it several times but was not feeling any more grounded in the material for my efforts. It became clear to me about two weeks ago: I need an attorney.
And today I got one. Prompted by the posted review, I called David Leen (Leen & O'Sullivan, PLLC) and asked for an appointment. He gave me his availability and asked if I could get a him a copy fo the contract to pre-read. I could and I did. We met this afternoon for about an hour and it was absolutely helpful and pleasant. He had reviewed the contract before my arrival so he was prepared. He asked pointed question which, while they felt personal in nature, were exactly the sorts of questions for which I need clear answers...he helped that process.
He advised me. I felt like we collaborated on a counter proposal and in the end I walked out of his office feeling clear with renewed confidence in my intuition. I will certainly follow up with him as I take my little project to the next step. He will also be my estate guy going forward.
His office is in an old, beautifully restored Victorian on Capitol Hill (Denny & Belmont), with a surprising amount of street parking available AND free parking
for clients (in the lot) next to the building.
