The worse place to live in, they have stupid rules. You can not even par in your own parking without they can to your door telling you have to move your cars, there is to many theft in this place and no body see anything.\r \r Employees always with aptitude and faces.\r \r Malisiiiiiiiiiimo lugar!!!! more

i have commented before on this site. i would not recommend anyone buy a home from parkplace that they finance through their lease program. i lived in a singlewide with a new roof and brand new ac which i had to fight for. i wanted to upgrade so looked at several bigger homes. i was turned down on the one i really wanted and guided to this one. it is 11403 betsy way. i financed it but as is where is... little did i know that the previous owners had insurance issues due tot he age of the roof. the home is uninsurable. after 2 insurance denials and another 1000 down payment i couldnt afford to immediately put a roof on the home and meet the contract guidelines i'd agreed to to insure the home. then the airconditioner died so i was done.i called park place and told them nicely that we were just going to move,even though we had now lost near 5000 downpayment all the repair costs we spent on the home etc. i was ready to throw in the towel. all i can say is buyer beware. i just got a nasty call from robin at park place housing threatening me with court action because i cant complete my move til this weekend. i am willingly surrendering this dump of a trailer and cutting my loses. now they want to threaten me? they knowingly sell me an uninsurable home and threaten court action against me!!! more

I have lived in Lamplighter since 2005. This is my experience living here: All homes are owned, not rented from the Park. Its right on the Hillsborough River and has a small picnic area. There is also a small park and a rec house for resident use. Background checks are ran, but occasionally I wonder about that as I have had past issues with neighbors. Overall, my experience living here, surviving 2 park managers and countless other office and maintenance staff, this is my current opinion of Lamplighter: Property: Beautiful, mostly spacious, and, depending on who you live next to, quiet. Monthly Rent: Reasonable given the options available recreactionally to residents. I am unaware of mortgage/house payments as I own my home outright. Staff: Improved over the years but far from satisfactory. I am reading reviews that are already posted and I know exactly who this dishonest saleman ""Richard"" is. That same guy ripped off many of my friends. The original park manager was horrible, but the new one isn't the same...used to care and doesn't anymore, or whatever. Corporate is a joke too. A long time ago, when the manager did good things like beautify the park and other improvements, I wrote a letter via email praising her efforts and thanking them for replacing the old manager,etc. I recieved a thank you reply within 1 business day. When I have a problem I call corporate, and the staff is rude and I never get a response of any kind. There has also been a small amount of crime that, while the office cannot be blamed for this, let it be known it did happen here on the park property.. Rule Enforcement: Selective. Be sure to keep your lawn mowed and plants watered, house pressure washed, etc. BUT if you have any other issues they are passed around like a hot potato and never addressed. Bottom Line: A nice, ""gated community"" that is on the high end of quality as trailer parks go, but any interpersonal relations with staff on and off location are pretty much impossible to deal with. Weigh all your options before moving in here. i gave 2 stars because what i like is 5 what i dont is 0, and idk if can do 2.5 on the site, and 3 is way undeserving. Im very disappointed. more

i ove living at lamplighter they have great ammenities a wonderful office n clubhouse staff my neigbors r friendly and i feel very safe here. living here givesme a small town feeling that is reminiscent of life in maine but i get the benefits of being in the tampa metro area. luv nana the lady that works at the clubhouse she ios so great all the staff were so good to my nephew while he visitedhere for 5 weeks!!! i love the carnival they put on. now the down side. the guy who sold me my home agreed to put a new ac in but tried to go back on his word he was a real jerk his name is richard dont buy anything from him and if u do make sure u get it all in writing and have copies of wut u sign. i had to mwrite certified letter and send it directly to steiner communuties b4 the issue was resolved and i got my new air conditioner. richard gave me a run around for 3 weeks and tried to pass off the antique ac by servicing it. when i contacted steiner by phone i was ignored. but on the upside they did make it right and i sdidnt have to take em to court so that was a plus lol unfortuantely they werent even decent enuff to give me a follow up call or an apology but i guess u got to take the good w the bad!! the park is a great place to live and i happy to b raising my son here thanks to corrine and all the clubhouse staff that make it a good place to live more

I've only been here about 6 months, but it's been great! First off, they DO run a full background and credit check. I personally paid for them. I'm glad they do this. It helps to keep out some of the bad element. The crew is out daily (6 days a week) cleaning, sweeping, etc. The manager is also onsite 6 days a week, and help is available 24/7. They have a great heated pool, a gym with quite a bit of equipment, and a clubhouse that has games, movies, hobbies for the kids. A safe, supervised place for them to hang out. They always have some sort of activity going on, with many holiday activities too. By the way, all are free for residents! Including food and drinks! Don't believe alot of the negative comments, come by, ask the Corrine (mgr) if you can look around and see for yourself. I have one ignorant neighbor who plays his radio loud, but bad neighbors are all over. And yes, there are rules that need to be followed, BUT, you are told what they are BEFORE you move in. This also helps keep the place from turning into a ghetto like most other parks. Bottom line, come see for yourself! more

I can agree that there is too much DRAUMA in this place. I can also say as a long time resident that this place use to be safe and the manager use to run out when there was a problem and did her job instead of expecting us to do it for her. things have changed in life and time and everyone has to adjust. Hopefully things will get better once management realizes there is more to her job then sales and starts to worry about the communuity and residents and she really is a nice lady thats the sad part. I am sorry people grill your kids about there life that is sad a kid should be able to go and play and not have to worry about people questioning them. I am hopeing one day this place might go back to the way it use to be were the manager will care about residents and safety of the community. Till then we will have to work as a community even thought its nto our job sicne we cant control who comes in and who doesnt. I know the feeling about having to keep your kid locked up it is sad i know. ANd yes you are right maintence is great and always gets things done right. Lamplighter is fantastic for me and my family 1/13/2009

Lamplighter is the a great place to live. i have lived in parks/communities like these for the last 10 years and this one is the best so far....at least in Tampa. The amenities are fantastic for my kids and me, the staff is courteous (becasue I am courteous to them) and the area (Lamplighter and the surrounding areas) are perfect for what I need and close to my job. I have lived here for three years and have had no issues w/ any of the residents. there are or were a few problem kids but I beleive they are gone now....but what neighborhood doesnt have mischievous kids? My kids have gotten along with the other kids in the neighborhood and they have made great friends. The manager, Corinne is a great manager....she really cares. I read some of the other reviews regarding my community and I gues these people have nothing to do but look at everything negatively....I wonder why then...if it's so bad..they still live here. You ahve to wonder about people sometimes. Anyways, an acquaintance of mine used to work in the office and i know first hand back ground check and credit checks are done and done thouroughly. So with that I feel safe...and again...nothing negatively has happened to me. BUT I have always minded my own business anyways and dont look for drama. Anywhere you live...if want drama it will find you...but not here. If you have kids and earn a relatively modest salary...for the price this is a perfect palce to live. Pros: Close to work, good amenities, pool, river, I75 ( can be anywhere anytime) Cons: only 2 parking spots for my home more

Best Community in Tampa Florida? 12/2/2008

This use to be the best community in Tampa, in last 3 months there has been a molestation on a child under 12, there has been several arrest in the community, the new manager does not do a back ground check on the adults or the children, the old manager use to do background checks on all, yes there were times when she gave someone a chance but got kicked in the butt for it. But she was fair. We need more of her not someone who yells at you for some minor something, the park has gone down not like it use to be. But all will be happy with an idiot that knows nothing but sales where she should be. Oh by the way the boy that molested the girl under 12 is only 15 way to go manager what happen that you let someone in our park like that. Pros: Pool clean and heated, close to shopping, Cons: To much talking about others, tell other residents your problems, lots of yelling in office more

too much drama for me 10/30/2008

When i first got here i thought it was going to be a nice place ... I was wrong. On the surface it looks like a nice place but once you are here for a while you see all the problems and drama (most of witch come from the office). I think any good review of this place probably comes from the office. Most of the residents here are tired of all the problems and rumors come from the office. I am looking for a place to move to but i dont want to move my kids in the middle of the school year. I am afraid to let my kids leave the house because the older kids in the neiborhood are sexualy active, even in public places and the people in the club house seem to start rumors about ramdom residents and tell you they heard it from your niebors. I havent seen so much drama since high school !!! Pros: it has amanities but the price you pay in drama isnt worth it Cons: too much drama/ too many rumors/ office personel are at the heart of most problems more

Used to be a nice place. Main manager is a sweetheart. New assistant manager helper seems under par,. but I guess finding good help at 10 bucks an hour is very difficult. Too many kids allowed to run crazy here. Gate is always broken and left open. Not good. Pros: close to 75 Cons: poor management helper more

Children are great 6/28/2007

Kid friendly. Pet friendly, pool is always clean lots of activities for everyone, cool parties, gate is nice to keep undesirables out, But as everything is nice the manager has a tough time keeping up with all the work she has to do to keep the park clean, tries hard but im sure she would like to butt heads with some of the people that are nasty, i have heard them myself cuss her like a dog but never repeats what they say back to them. I could never do the job she does, i know she works close with the sheriffs department to keep things under control, yes i would recommended friends to her the river front is perfect for picnics and having a birthday party or just a plain cook out, so if you are looking to buy a mobile home call her she will be glad to sell you one and it will be great having some new people to move in. My family an i love it here. Pros: heated pool, great playground, close to shopping, we have lots of activities Cons: to many kids more

I agree with crazymoon's review, I used to live in Lamplighter park until a few month's back, and I left because of the way the park has changed, it is for the worse. Every single thing crazymoon said in his review was correct, and the older kids and teenagers run around and steal people's things turn on people's water and break into sheds, and there is no security, just an old man driving around every now and again on a golf cart. The clubhouse hosts crafts, and potluck dinners now and then, but no one wants to go to the dinners, and the crafts usually have low turn out as well. The main manager, she has been there a long time and is a good manager. The other one is abrasive at best. Like her pitbull! Pros: None. Cons: Over-priced lot fees, hard to sell once you buy, and the water/sewer charges are not included in rent. Not enough security. more

GOOD FAMILY PARK 6/22/2007

My family and I have lived at Lamplighter for over 7 years and more too come. There are several reason we hope to remain for many more. They are as follows: when ever we need help the office manager and assistant manager are eager to stop every thing and address the situation at hand. Lamplighter's maintance men work hard to keep our community looking cleana nd attractive. We all receive monthly news letters detailing all activities, functions, jokes, crafts and numbers were all departments can be reached(courtesy patrol, sewer and water) 24/7. As a parent I am relieved and greatful that my children can come to the clubhouse for constructive activities under the supervision of Lamplight's supervisors. Every holiday Lamplighter celebrates with activities such as: potluck dinner's, visits from Mr. and Mrs. Santa Claus, Mr. and MRs. Peter cotton tail. Our children make crafts for all holidays including Christmas gifts for our vets at the VA hospital. Its a warm feeling when our children bring home father's day/mother's day gifts. It is comforting to know that our children have a ""safe"" place to enjoy their time away from home. We also have planned Physical activities for our children all supervised. Again, our manager and assistant manager is on call 24/7. Lamplighter works with single and all parents to help keep their children busy and safe. All lamplighter activities, snacks and prizes are all free for residents, including trophies for Lamplighter's pool tournaments. I tell everyone at my job about our community. I am proud to be a resident at Lamplighter Mobile Home Park. I can't imagine any one else going above and beyound for what Lamplighter does for there community. Not like it used to be! 5/10/2007

Years ago this park used to be well-kept and clean. The neighbors were friendly and there really wasn't a lot of ""trash"" in the trailer park. Well, in the past 15 years, I have watched the park take a turn for the worse. Now, the kids run wild, the security is lax at best, the front gate is rarely shut, even in the evening, and the management is far below par. The clubhouse needs a good cleaning and painting, that is, if the wood isn't as water damaged as it looks! The children's playground is graffiti-covered, the slides ruined, and there is a wooden board where the tube slide once was, before the teenagers ruined it. There is always glass in the surrounding sand also, which isn't so great for the children's feet. Pros: Close to I-75. Cons: Poor management, unkept, getting worse, more
