Do not do business with John Max, he is the most deceptive and dishonest landlord I have ever dealt with. He will say one thing to your face, and then a month later will deny ever saying it. His contracts are very deceptive and unfair, and currently I am involved in litigation against him involving violations of the Fair Trade Practices Act. He will try to get you to sign a contract that will make you liable for any repairs or maintenance needed to the property, regardless as if it's because of normal wear and tear, or if the previous tenants caused the problem. Your heater breaks? You pay for it. The roof collapses? You pay for it. The sewer lines back up,you guessed it; the bill is yours. Any needed repairs take forever, because he doesn't do business through real companies, he hires his friends who do really shoddy work, if they show up at all. His business is failing, so he'll do anything he can to get extra money out of people. Don't be fooled into thinking he's a nice guy and it won't happen to you! His rent prices are cheap because he makes his money off you in other ways! All his rental properties are up for sale, even though he won't tell you this, so expect to randomly have to show the house over and over; he kept a key box on our front door for months while he tried to sell this house, and we got bugged every other day by people, but no one bought it because it's falling apart.
I've never done any other kinds of business with him, but based on past experiences, I would strongly recommend not doing business with John Max! He is very dishonest and desperate to save his business, regardless of who he hurts. Also, he loves to talk, so make sure you drop off rent in a drop-box, or you'll be stuck in his office for an hour while he lectures about ""the gospel of Jesus Christ"" and how important it is to live. This is the type of guy who works twice a week in the temple but has no problem dropping f bombs.
