No communication! I did not receive a copy of my appraisal. The cost was average. She was here for about 45 minutes looking into every nook and closet I have (I have had several appraisals and they have never looked in the closets) She said the she specialized in water front property?clearly that is not true when a neighbor had his house appraised about 3 months prior. His house was appraised at triple (same kind of home but NOT water front) She compared homes of ours to others that are completely different parts of town. The report was not accurate on the miles away the homes were. Missing and incorrect information! I wonder if she even took measurements or just went off the personal property listings.
Missed/incorrect information in appraisal report:
1. A double (and buildable) lot
2. Basement is livable and 100% complete with 640sqft at grade level.
3. 2nd floor is 16'x32' = 512 square feet for a total of 3,072 square feet
4. 1st appraisal was $610,000.00
5. Property has deeper water with a mean high water level of 6 feet
6. Additional heating systems (oil/baseboard heat system)
7. Two (2) electric heating and ac units.
8. Wine cooler and wet bar in basement with upgraded granite counter tops.
9. New custom windows in kitchen
10. Paver patio (under deck)
11. Paver patio (on bulk head)
12. Premium aluminum powder coated fence in back yard
13. Four (4) car driveway (I believe because it has pavers down the middle it appears to be two (2) cars but is made for four (4) cars it is also upgraded 1 foot deep concrete with outlined decorative pavers.
14. Homes that are comparable are more than 5 miles away and in completely different neighborhoods:
15. A home in the neighborhood is currently on the market for $649,900.00 & a separate appraisal across the street (not on the water same style home with less sqft appraised at triple what our home was appraised for.
