Hunter's Run was a great place to live until Cambridge Property Management took over 3/10/2009

I would love more than 2000 characters to describe how god-awful Cambridge Property Management is to the tenants of Hunter's Run, but I'll keep it brief. Cambridge jacked the rental rates up over $100 for the smallest apartment and more for each larger apartment when they took over last year for all new and renewing leases. This drove away a lot of tenants, to the point that there are many unoccupied units even after Cambridge lowered the rents back to reasonable levels. Cambridge's reputation in overcharging tenants had been established with other properties, and Hunter's Run is no exception.\r \r The maintenance crew is understaffed and incompetent (for example, a little knowledge of electrical wiring and recognizing that ceiling lights should not shower a room with sparks), the grounds are ill-kept (the fitness room has been vandalized and had equipment stolen without replacement; the hot tub is continually out-of-service, a sauna that was simply shut down when the heater broke, etc.) and repairs that are made are shoddy and done as cheaply as possible (a recent project to paint the doors and window frames of each building were done by an obviously inexperienced painting crew, and the results were terrible).\r \r Cambridge will also try to extract as much money from you as possible when you decide to move out. From inflating the value of the apartment to raise the fee to break a lease, to fabricating extensive damages to the apartment to retain security deposits and charge for non-existent damages (a note to current residents: I forewarn you to protect yourself when you move out by forcibly scheduling a walk-out with the management prior to turning in your keys, and bring witnesses and a camera to verify the state of the apartment, especially if you have pets).\r \r I truly liked living at the complex for the time before Cambridge took over, but their management left a lousy taste in my mouth, and I cannot recommend living at Hunter's Run to anyone now. This place has gone downhill since Cambrige Property Management took over. 12/2/2008

My apartment is by the trash compactor. You want to SERIOUSLY RECONSIDER if they try to put you anywhere near it. Every building, of which there are 30, has a dumpster and every dumpster is emptied 1-3 times a week. They do this by towing all of the dumpsters to the compactor. Every time a dumpster is loaded into the compactor, it sounds like a sledge hammer hitting a piece of steel. !!!LOUD!!! Since the new management took over, this routine occurs at least four times a week.\r \r On Thursdays the compactor is emptied between 6-7am by the garbage company. (You'll hear it). Also on thursdays, the recycling truck rolls through. Twice a week the lawn service parks their trailer out front, starts all their mowers and zip through the complex before returning (with engines running) to the trailer in the later afternoon. They've also been recently coming through twice a week with leaf blowers... I hope it's a seasonal thing.\r \r The other thing that bothered me is when they began to paint the building, the contractor never finished the job. It was recently completed but who leaves a building half painted for two months' It really gives a bad impression.\r This would never had happened with the old management but since Cambridge Property Management moved in, things have been going downhill fast.\r \r I was willing to live with all this because the rent was cheap. I've been a resident for several years and have been month to month ever since my first lease expired. I recently received a notice on the door that rent would be going up $105 a month starting Jan '01. Merry Christmas'\r \r The same increase has occurred with two of my neighbors so I knew it was only a matter of time. Ever since Cambridge Property Management arrived, the rents have been going up and the quality of service has been going down.\r \r Pros: Vaulted Ceiling, ample parking, washer dryer in unit. Cons: Management, insulation, noisey grounds, rent increases over $100 per month. more

Disgusting Apartments and even worse Management practices. 11/25/2008

I have been a tenant here for just about a year. Management is unhelpful, rude and change agreements in the contract at will and without notice. On two occasions maintenance men have entered my home without permission. On one occasion I was coming out of the shower. My washer and dryer break dow constantly. The stove and oven units are so horrible that they issued a note reminding tenants to check to see if there ovens worked before Thanksgiving because so many are broken down. I have had several issues with ants and management will not address it. \r \r I am moving out this month and wish that people could know how disgusting it is. Please be aware. more

Management got changed recently and new management is replusive. They change rules according to their conveneance and they dont even listen to you. \r \r They dont even allow you to talk and they want to show their superiority. Satisfactory living, but definitely NOT luxury accommodations 8/9/2007

Hunter's Run offers a convenient location, friendly staff, and prompt repair. However, we made a few logical assumptions when we moved in which turned out to be erroneous. We thought the neighboring lake and walking paths nearby were part of the complex, or at least public -- they're not. They're privately owned (and security protected from any trespassing children, dogs, etc.) by 1980s-era Street of Dreams home owners. Even the bushes are unkempt and allowed to grow up so that residents cannot enjoy the view. Another assumption we made was that we would be using one of the covered carports in front of our unit. Unfortunately, the way the complex is designed, and to be ""fair"" to all tenants, everyone walks the same long distance to their assigned space--nowhere near your front door. While this may not be an issue for singles or those who are able-bodied, it is an extra burden for those of us with small children or who carry work bags/books. Finally, in the 18 months we lived in the complex, EVERY ONE of our appliances were replaced (refrigerator, stove, garbage disposal, dishwasher, washer, dryer, and the water heater - TWICE). In most cases, the removal and replacement was quick, but the stove took almost a year. Who knows, maybe our unit was slated for a complete appliance turnover, but the constant upheaval for our family was intrusive. We were also promised a new carpet when we moved in, but when we arrived with our moving van, it had been cleaned, not replaced. It felt a bit like bait-and-switch. Later, we were promised a closer parking space when a tenant moved, then told it wouldn't be possible. Lesson learned: Ask where you park. Ask when the appliances were last updated. Ask if your kids can play in the green space which borders the property. Keep on the management about their promises. more
